Comments (5)What is allowed will depend on your council, and I agree that developers of new estates seem to get away with everything. I queried my council about this and they said that only "non-living"spaces (I can't remember the term they used), can be built to the boundary fence. They said cupboards don't fit into this category - only things such as garages. They advised that it wouldn't probably be approved, but if I wanted to apply for a relaxation, then I should get my neighbour to state that they are okay with what I wanted to do and submit that with my application. Otherwise, how close you can go to the boundary is dependent on the height of your house. Comments (17)Hi maryprior892 Thanks for posting the extra information it all helps in gaining some understanding, I think it is possible to improve this existing house in a cost effective manner. Just a minor item that I picked up in regards of equipment - I think you mentioned that the existing STORAGE is actually a covered internal courtyard - I also notice that you have a hot water unit in this space - you should check that the hot-water service (if it is a gas unit) that it has sufficient ventilation and is not an external units that has been closed in - any plumber will give you this information - enclosing gas units that are designed for external use is not a good idea. I think that if you are going to make changes it not only should suit you, but also have a good resale opportunity - considering your upstairs areas it might be better to add a decent En-suite and walk in robes and getting two or three bedrooms downstairs - in this way you would have parents areas separated from children - this might have better resale and use that a tiny ES. The third bedroom downstairs could be gained by enclosing the RUMPUS room and providing access to bathroom areas by a corridor to existing bathrooms. This would also aid in getting containment areas for heating - at the moment the plan shows one open space including the upstairs - lots of heating in winter in Tasmania for all that area - some compartmentalization would probably help in combating yearly heating costs. The existing living area are certainly ample, so the loss of the rumpus to a bedroom does not detract greatly to the overall house, and in the meantime you could use the new downstairs bedroom/rumpus room as you have already mentioned as a library. I think this is achievable, but before doing a physical change, I would have a fully developed plan which includes all existing and proposed furniture to scale, with a few 3D views to enhance the concept. (It easier to change drawings than walls - a lot less dust and much cheaper) I would then obtain the opinion of a Real-estate agent (the Real-estate agent you bought it from is not a bad place to start) and maybe two others. This might help in making long term decisions in regards to investment for the future. Staging your proposed renovations is also another approach that you might investigate. Above all I would retain and obtain as many ocean views that you can possibly get, I assume that the ocean views are at the front of the house (" revealed an open fireplace in the front lounge which also has ocean views so that is fabulous.") If possible you might consider developing an external eating/sitting/entertaining area with ocean views - I certainly would be a buyer, and I would assume that it might be supported by the real-estate agent. Comments (6)Having had 4 x 2 bedroom holiday Villas I would suggest that one bath for two couples to share doesn't work.. When booking the 2 bedder for one couple we always locked off the other bedroom as people will still use it for bags etc or just another bed and expect not to pay for the extra bedroom and Bathroom which always needs to be serviced So a bath in each bedroom with a view, plus a TV for separation and not having to watch FOOTBALL. The deck space can be better used within the Chalet by having a narrow railing glass Juliet style across the large opening doors. Comments (17)Actually, your style isn't really very scandi in my opinion. It's industrial and rustic. I'd match recycled and chunky timbers with the concrete, a timber with rich reds. There is a company near me that makes plywood panels with recycled wood veneer attached. They're too far for you but might give you some ideas for a feature wall. I'd start with a few tins of paint and some colour actually. you'd be surprised what that can do! I'm fixing, well technically my second home but with our first we figured fairly quick it wasn't a forever home and didn't do anything personal with it. So this is our first "home" if not our first house. i getya! I know everyone seems to love white walls, but after years of bland rentals the first thing I wanted to do was paint colours all over the walls! Anything but white! Paint is cheap and a safe place to start testing your design flair. Go and paint a bunch of sample tins onto the walls and don't stress too much about the perfect look. start with what you like and find what suits that. A colour that makes you smile when you see it. I've paid about $10 a sample tin. like others said, don't do anything with the carpets yet, you can throw a rug over it if its too boring and it will look fine. There are so many things that I first thought I needed to completely change, then as I painted and freshened and tidied up I realised were not needed a huge reno. Our house was a bit of a wreck though, not a nice new apartment so things just literally needed cleaning and fixing. Put up some pictures, art, photos you like too. Honestly, I know everyone's being funny about getting a girlfriend and getting her to decorate, but actually I think it's great you've got your own taste and want to decorate. I think anyone you bring home would love seeing more of your personality around the place. Check out some garage sales and buyswap sell and auctions for rustic timber pieces for your home.
