I remember years ago being in a similar predicament and someone gave me some mirror tiles - I glued them on the the wall and thought I was very clever. They actually did look much better in my eyes. Try not to spend too much - I think everyone's idea of a shower curtain will all the bathroom colours in it would probably be the best option. You'll laugh about it in years to come and you will love the improvements you make over time. Enjoy the moment, unless you're selling soon your ideas will change after living there, so change when you can afford it - who cares it's YOURS. Good luck, it's so rewarding and so much fun. P.S. now we have a small bathroom, wall to wall tiles, dark grey on the floor and white on all the walls with a large grey tile up each opposing wall, tall mirror over the handbasin which reflects the opposite wall then a full length bath with shower over it. It works perfectly and looks great.

Airbnb is a great income earner and you sound very positive, having just stopped dealing in holiday accommodation which included Airbnb. Very good friends have a newly built smallish two story house which they use the lower level for Airbnb and any family and friends to visit, it can be securely closed off for Airbnb guest. I suggestion to you is to use the front of your house for Airbnb keeping the rear private. Your Airbnb accommodation can be 1 -2 bedroom with kitchenette, we always locked the 2nd bedroom when not required, saved on extra linen and unexpected guests. If you leave the second bedroom open and not included in the rate the guests will always use it, from experience. The kitchenette only needs a bench under the window with a small fridge, MW , sink, and small table and chairs for cold days. Your new master and ensuite next to the new deck, you walk between the robes which have a joining cabinet above when entering the ensuite. The laundry separate with or without exterior access, you could even have the laundry opening through the kitchen wall. The family bathroom has a bath with shower over. A large linen/storage cupboard in the living room, this can also be used to help separate the guests wing from the private. Guests could have the under cover front verandah for Alfresco dining along with a small portable electric BBQ oven.

OP, OKL's plan is better from an energy efficiency point of view than your plan (your plan wastes the northern aspect with bathrooms). But DON'T just flip OKL's plan, as the orientation would then be all wrong! It's important to get the orientation right, this will greatly effect the comfort of your home & your heating/cooling requirements (& hence your bills). Read this. It's all very useful, but maybe focus on the section about orientation first. http://yourhome.gov.au/passive-design Below are some generalisations. As has been requested, it would be nice to know your general location, as climates vary across our big country, so building requirements change. But generally, you want your living areas (& a large proportion of your glazing facing north). If possible, have a smaller portion of your glazing facing south & east, for cross ventilation, & try to eliminate western glazing. Bedrooms to the south & east (if they won't also fit in the north), & rarely used rooms, like garages, bathrooms & laundries to the west. Your verandah is south facing, good, as it won't shade your home in winter. Hopefully you have north facing eaves & they aren't too large. If they are the right size you'll get sun through your northern windows in winter, but the eaves will shade the house in summer, when the sun is higher in the sky. So can you knock out windows & doors wherever you want? Would be good to know where they are currently, the size of the verandah, the block dimensions & any other structures which will influence shading & privacy. I'd also be looking at some tiny house blogs/websites. 72sqm isn't tiny, but you really want an efficient house that works well, & you'll find some ingenious storage solutions that are used in tiny houses. Well designed built in storage is definitely very important in a small home. Can't see if it all fits now, while using the app on my phone. But I'd aim for something like this. The kitchen in the NE corner, running down the eastern wall (so you get good morning sun). An island bench for dining, separating the living area on the northern wall. Master in the NW corner, with the ensuite on the western wall (if it fits - important not to have the master bedroom window facing west). Minor bedrooms (& windows) on the south wall. Main bathroom or powder room somewhere on the southern wall, in the SW corner would be nice if it fits there. No idea is that all fits, just some ideas. If you're not fussed about an easy facing kitchen, you could flip this all, & have the kitchen in the NW corner, & the master in the NE corner. If you're taking off external or internal cladding, this is a good time to insulate you're walls. Also up insulation levels in the roof cavity of they're inadequate. It will greatly effect comfort, is quite cheap & the walls are very hard to do at other times. Edit: as I got the verandah location wrong, then added to my post.

Thanks siriuskey for your design and comments. A bit of background would no doubt be useful, so apologies for this late addition to the discussion. The house will accommodate a reasonably fit and active retired couple in their 60s (us!). We have elderly Mums and expect that 1 of them will end up moving into the guest room/study (hence the desire to have a connection between this room and a shower/WC). We'd also like to be able to access the backyard and have visitors able to access the WC - although we accept that at times we can't have everything...although it's worth a shot! We've struggled with the layout of this space for some time now and picked our builder's brains, but so far no-one has been able to come up with a solution. Both oklouise and you prove that other options are out there.
