We...actually mean me use gravity hooks AKA the floor for most coats , living in rental at the moment and not allowed to screw anything into the walls. We have some over the door coat hooks from Ikea which drive me demented as it means the doors don't shut properly.....currently designing our dream house, could find a beautiful space for this.....might even give up my gravity hooks which would please the other half no end

Also, if you are interested in how to use cooling breezes, it's a good idea to look at the Bureau of Meteorology site. There's lots of information here on wind directions & strengths through the seasons. Again, your local conditions may vary somewhat from the BOM site used (MACKAY M.O.), so if you're a local you may have a better idea. The BOM (most commonly) records wind data for its sites at both 9am & 3pm. The data is presented as a wind rose. Unfortunately, these are yearly wind roses, so won't show seasonal variations. Definitely an attached garage is always a big plus, particularly in terms of value and resale "tick boxes".........which is one of the benefits of the concept I threw out there a few weeks back that involved developing the more logically oriented extension that connects the garage across where the pool is currently.............which obviously involves moving the pool or removing it for a period of time before it can then be potentially reinstated............ My professional opinion remains firm that for the long term investment that is the superior outcome, better spend and highest value-adding option for the property, even if it takes longer and costs more to achieve......budget limit is one thing, but equally you can spend a certain "budget" limit to simultaneously achieve a "more expensive" & lesser value adding result...........let's say you have a limit of $500K but budget aside the arguably best value concept is more like a $650K exercise. A compromised spend of $500K can be actually the "more expensive" option long term in comparison to a higher cost but higher value spend, that perhaps could be achieved in stages or over a longer period of time, say building first and then eventually finishing off landscaping. Rome wasn't built in a day and I've written before about the time/cost/quality relationship and how managing those one way or the other will influence the long term outcomes for a project, for better or worse....... We'll never tell people what they should or shouldn't want in their homes, but when it comes to resolving/identifying the most logical and profitable and balanced options/solutions for a certain outcome, well that's kind of the business that we're specialised in.............. I am also suspecting that there could be some misalignments/tension on the "client" camp/side (ie his wants vs her wants) of the process that is making it difficult to properly prioritise and robustly shuffle the various project variables........the "in limbo"/"going round in circles" is a classic symptom and ultimately requires resolution somehow.........

Hi again, Lorraine here, I looked closer at your pictures of the area. I also noted your comment regarding "what if" you re do your kitchen. So, we all can do that and then time tics away and we dont do anything and frustration sets in as you really just want to change the things you have been looking for many years. The picture you have taken tonings from is very near your kitchen. the chairs to the table are the most pronounced of the colour you are seeking. Around the larger part of the room there are only little touches of the tone you like. Your rooms are very light with the blinds up. So I think the kitchen can take darker colours. Like the very deep grey outline of the fishes or the deep blue/grey in the painting or colour of the chairs. Laminex limed cement is a wonderful deep colour and will bring the benches alive. Then with removing the heavy door handles and seeing if you can use the push and clip fittings - you wont have any door handles but use a neater steel looking knob for your drawers or brushed steel handles on cupboards if you cant get the push and clip things inside. Paint the front board looking into the lounge and the cupboards a deep grey/blue colour to fit with the, mid deeper colour in the painting and the outline of the fish and the red will fit in nicely. Keeping your blinds up allowing the light in more than not will bring the room to life. Take out the floor runner. Do you use your stools? with the table right there are the stools necessary? if not take them away and ensure that area of the cupboards at front is painted - this gives a clearer area defining "kitchen". hope this helps Loz
