Hi Melanie, The timber look floor tiles being produced at the moment are absolutely amazing. Our range of technical porcelain timber tiles are called PAR-KER and are produced by Porcelanosa in Spain. These floor tiles are incredibly durable, and once installed, require no maintenance whatsoever. They are scratch and stain resistant, require no sealing, have a high acid and chemical resistance - and look beautiful! I used to have tiled floors at the old place ..the whole downstairs was tiled ( lounge, study, living room , kitchen, laundry) terracotta ones..not cold at all contrary to what people think .. the kids loved riding their trikes around the house as it was massive open living space 36 squares in all. we had a wool rug where the living area was so kids can lounge around.. I find tiles are easier to maintain than floor boards.A quick vacuum and mop is all it needed and it hid the dirt well..whereas floor boards collects dust and hair etc.. Timber floorboards are nice to look at..the floating /laminate looks cheap and nasty I'd rather tiles instead.

Is there a particular reason you want to replace the timber with tiles in the uncovered area? I always think it is better to stay with one or two key materials and if you are keeping the uncovered area as decking, and also keeping the merbau screen, then it may be better to keep the covered flooring as decking. We have laid tiles over a decking structure before and it can be problematic with the inevitable movement of the timber causing cracking in the grout lines. Flexible grout can be used, however it is never a perfect solution. If you are looking to change up the surface, then maybe consider painting or a different stain to all the timber areas. In an apartment you need to check before you add floating floors. Some buildings have regulations to assist with noise control. If you keep the tiles, do they have the same under tones as the paint you’re considering using?- a clash between a cool and warm white will always look odd.
