Kerrie, I live in Victoria and my pool in completely internal, that is to say it is part of the house and not an addition to the house. I planned to have an external door with the required regulation lock height and seld closing mechanism. Hubby was dead against this door and so I agreed to have a window instead, not long after, we found out that the laws had changed and you are no longer permitted to access to an indoor pool from the outside, so it was just sheer luck that we changed the door to a window. Further, when we purchased the awning windows (2) with regulation restricted 10cm windouts, our building inspector tried to tell us that the windows weren't allowed and that they would have to remain shut and we were also going to have to concrete "bars" into the brickwork on the outside. I argued that regulation pool fences had the same 10cm restriction and after contacting the Victorian Building Commission, I have confirmation in writing, that the windows are deemed to be adequately safe and the inspector has accepted the finding. My access to our pool now, is only from the inside of the home obviously and if that becomes illegal, then we'll just have to sit and look at the pool longingly through the window, as there won't be any access at all ha-ha I'm not advocating that people argue with regulations but if I hadn't investigated my options further, who knows where I would be, having spent $1,500 on these two windows with laminated glass and how beautiful would my brickwork have looked with prisson bars attached. Paving paint is a brilliant idea, we did our driveway in jasper - its aDulux colour bond colour - over all it looked like a warm grey rather than an artificial looking grey - it felt so nice under foot too. Not sure about colour for your drive, but there were plenty of options. Good job on the house, it is beautiful. I bet inside is nice too. I am wondering whether along side the colourbond fence on the right of the home you could add a hedge to hide the colourbond fence? Also, a lovely horizontal timber gate might one day replace the metal one? That would be beautiful, but expensive no doubt.

Are you sure the roof is stainless steel?? That is VERY expensive and only used in very exposed corrosive coastal locations since it lasts forever. I think it might be Zincalume, a low cost but very durable and very common roofing material that has a light silvery surface and should last for 50 years. Definitely do NOT paint the roof black (or any dark colour), it would add more than 10° to the internal heat load, and you would have to spend so much more on insulation and on-going AC costs just to get back to where you are now. Have the roof checked and repaired by a roof plumber instead. If it's an old leaky galvanised iron roof at the end of it's days, replace it with zincalume. The porch roof looks like it needs replacing, but I would replace it with new roofing, possibly the insulated sandwich panel kind, that has a smooth white underside, then add a gutter to the front edge so you don't make your visitors walk under a waterfall in the rain. The canvas awning suggested earlier would not last as long without looking tired and would require the removal of existing roof structure, so I think it would be the more costly option (and you would still have the waterfall problem). I would leave the front fence as is, it ties in nicely with the house, but trim the tree. The back deck could easily be roofed to match the front, and be more useful to tenants with weather protection. It would be good to make all trim colours the same, and against the cream brick I think the dark grey you have on the front door and columns works quite well. I would make the other windows and trim, as well as the weatherboards over the back door match that if it just involves painting. However, it's not essential and if it means changing powdercoat finishes it would be too costly to be worthwhile in a rental.

They have nice/simple designs Hi Kate, the 1st photo looks good, hubby is working on garden bed on both sides of the fence, using our old plants from the same area, but would not be high enough to cover the fence I'm thinking of picking up the design of the window?? but husband said its tacky haha I should have until Monday to decide wether to go ahead with blade fence or change it Husband said if I'm not happy just go and change it - duh! :)
