Comments (21)I agree you wouldn't need to do much to improve this property greatly and depending on your budget you could do a lot of different things. The main issues I would look at here is the roof, carport and paint like some of the other comments on here I would pressure wash the roof, get it painted if you want to spend the money, Improve the outside of the house either by rendering and painting we do this to a lot on older brick properties if you just render the front of the house you can save money on rendering the whole house. It works out pretty cheap really, I would put some piers up out the front where your carport is and at the front of your porch. Maybe look at getting your driveway resurfaced you could get it painted with a stencil added to it at low cost. I would improve your porch either with a bit of decking or paving The garden out the front is nice and tidy but a rendered front fence or planter box addition here would have a huge effect on the front aesthetics of the property. We do all of these type of improvements on a regular basis and you would be surprised at how little they can cost and how much value it adds to the property. Lastly paint your gutters and improve your front door remember first impressions last a good quality front door can make a world of difference it doesn't look too bad though so I would probably just paint it. Comments (18)Hi Adelaide again - been giving more thought to my suggestions and they are not going to work. For some reason I just can't get my head around metric sized rooms, I have to convert back to the old imperial. So assuming you are going to build up the alfresco area to make it a walk out from the house, look at taking that right across the rear of the house. With the master bedroom I was looking at walking into a hallway with a walk-in wardrobe opening off it but you will basically want the whole 3rd bedroom to achieve a decent sized wardrobe and give you maximum storage. I'd have the ensuite where the void area is, which basically leaves you the laundry for the bedroom - way to small. However if you were to extend the bedroom across the alfresco area, this would give a great sized room, with large windows looking across the back garden and doors opening out to the alfresco area. I'd then extend the house and the alfresco area to the end of the Activity room, slide the family room to that end and put the laundry in at the void end, which could be accessed from the outside or from the family room, whatever suits. This also has the advantage of keeping all your plumbing together except for the kitchen. Don't think about excavating, it can cause massive water problems. No matter how much you might add drainage, or seal the structure, there always seems to be those on in a hundred year events that can cause unexpected flooding. Unfortunately budget doesn't extend to replacing the gutters which are that very 80s primrose. Comments (5)We had the same problem. I ddidn't like our colour brick. So I purchased lime wash paint from PROTERS paints. You need to dilute the lime paint with water. they'll give instructions. Then I did the whole house. You need to go lightly on the brush. I have attached some photos for your benefit. You will see the before and after shots. I hardly put any paint on every 2nd brick around windows to give it the old look. out the back, I even painted a lge pot and the concrete slabs and transformed into a Water feature. You have to really work lightly with your paint brush so it gives it the lime wash look. You can pick any colour you choose. Hope it helps.
