Comments (23)As a mother of three older kids I can't stress highly enough the benefit of having a second living space, preferably one that can be closed off when necessary. When they are young it means you don't have to pack away all their toys every night and as they get older its great for them to have a space where they can listen to loud music or play computer games etc with friends without you having to listen to it! If the in-laws are really on "extended" stay it might be good to have another dedicated second living space. There does seem to be quite a lot of wasted space that could be utilised for this with some rejigging. Maybe the storage cupboards between bed 2 and the living space could become a walk-through study (could be closed off with full height sliding doors if necessary) and the study could become a second living space (pinching the additional space of the two robes and relocating the robe in the MPR to the opposite wall). I would also change the door to the WIR to a sliding, pocket door and use the space behind for shallow shelving to store handbags and shoes. Comments (57)Hey Nik Star, I've had a PowerPoint play with oklouise's edits. This is what I meant about garage entry to the pantry and a laundry in the garage. The red arrows are to stipulate to the builder that level access is required. I added extra garage depth to allow for the garage, that would definitely impact your facade elevation. If you remove the wall between the butler's pantry and mudroom you would have a SUPER PANTRY! But a true butler's pantry in that it was supposed to be where you would land with the veg from the garden so you would kick your shoes off inside the door, so I've noted a little bench seat there, then head in and wash it before heading over to the actual cooking area. Then if you get rid of the sliders and reduce the storage to shallow shelving on the middle wall you would have plenty of space to manoeuvre with mobility devices. For the washing labour machines - washer, dryer, dishy - try getting those mounted on plinths so the load on your poor back is reduced. I have dodgy joints so I am researching all the ergonomic ways to design work spaces to help me when I get to the awesome stage you guys are at with getting to build!...See MoreOur First Home - Floor Plan Help

We are very grateful for such great ideas :) VanessaL - the space next to the garage is the 4th bedroom/study, yes we have considered the dog leg in the hallway but we actually preferred it over a long straight hallway, to allow a little more privacy at the back of the house when the front door gets opened, people wouldn't be able to see all the way through the house to the back fence.. also the toilet your referring to is accessed via the ensuite so wont actually be walking past it on entry into the master Andy Pat & Liz Henderson - we have considered the northern alfresco blocking off the winter light and we are intending on having liz's idea of a angled roof over the alfresco or windows above the alfresco roof on the raised ceiling of the living included in the building design.. Liz we would love to see your photos Girl Guides - yes our cool breezes would come from the S, the garage is locked into being on the west as that is where the driveway access already is and changing it is a cost we would like to avoid Oklouise - this is a great plan thank you for your input we have considered having the ensuite on the external wall but then realised it is either going to be the toilet on the exterior (forcing still to have a sunlight) or the shower, where being so close to the fence (1m) the window would most likely only be a long high window - possibly being less effective than a sunlight window anyway? We really like your layout of bedroom 2 & 3 altho we are planning on having a window on the external wall above a sink in the butlers pantry.. and we really do think we would like to keep the dog leg in the hall Please note as well - the estate we are in requires re-assess that is why we have the rear roller door from the garage up the side of the house...See MoreWhat are your thoughts on our house plans?
Comments (16)as a fellow downsizer my suggestions are aimed at comfort and easy access.. rotation of the ensuite allows for more walking space and room for a small side table and chair near the bath. the toilet room closer to the bedroom door keeps wet floors away from the vanity and consider adding grab rails for comfort in the shower and they also make great towel rails and easier to add during construction ...I've stolen a little space off the living areas to add extra walking space in the guest room and study, these rooms are now interchangeable (if you prefer the study with a view) and the guest bathroom has external access for the pool...strongly recommend you identify purposes for all the storage areas so spaces can be designed to suit eg the space on the right as you walk in from the garage could be ideal for sit down bench with wall racks for coats etc or a counter for sorting bags of groceries ...you created an excellent plan and I would be happy to change or explain any of my suggestions...See MoreAnde
