Comments (13)In case it is of help to you - Our concealed laundry dimensions are 2406mm X 700m deep with two bifold doors concealing this span. The bifolds have this mechanism https://www.hettich.com/au_EN/products/folding-and-sliding-door-systems/folding-door-system.html and it is very smooth. The large sink, washer, dryer fit into/under a bench 1875mm long and the extra space is the broom space. The entire length has overhead shelves. Two things I like about ours are the location and proximity to the outside clothesline and the natural light and unrestricted space around the cupboard. I wouldn't find it as nice to use if I only had a narrow space to manoeuvre. Comments (28)I have to put my hand up again I love builders and they are the to go to guys to build things but designers they are not, if they are given a plan already designed they have the know how to make it happen. My problem with your house is that when the last extensions were done the family room ended up in the middle of the house surrounded by other rooms, this could have made everything quite dark and closed in. I have removed bed 2 for this reason so that the space can be opened up for more usable area plus a larger entrance and more light inside. Bed 2 can be replaced with a much better master suite using the living and dining to allow an ensuite and WIR, this to be done when needed and money allows for fit out of the ensuite but until then it's a wonderful Master bedroom. For now the existing dining can be opened up or not to the narrow passage , to be used for kids play room/study or guests. Changing the entrance to a bigger wider one gives great street appeal and easier access whether it be by stairs or ramp. I prefer the laundry where it is close to the bedrooms, this can have another much needed WC and even a shower using the existing plumbing from the bathroom next door. This laundry bathroom should be setup with possible wheel chair use in mind, The washing machine and dryer stacked and installed into a cupboard using one of or similar easy ducting systems which uses a 6" flexable tubing up into the ceiling and across and out down through the eaves. cheap and easy, no expensive dryer required. Also the current access to the bedrooms is in the wrong position making it a hike from the entrance and kitchen to the WC, changing it to the other end makes for better access. Importantly the kitchen to remain in the same position but removing walls to open up and adding a 1800 x 900 x 3 x 600 pot drawers for great storage, The 600 Pantry will double it's storage by simply adding drawers. plus so easy to find things Try to re use as many doors and windows as possible and making them as large as possible in the family kitchen space. Lovely sliding doors from the current living room verandah adds a special touch for either living or bedroom, with the entrance moved that verandah is now a usable space for chairs and small table. Comments (21)It's not a simple debate between what you want/need more or less....understand that this a regulatory thing.........if you are dealing with a building permit then it's pretty cut & dry - as the BCA reads, a separate trough is technically required to consitute a laundry....happy to be corrected in my interpretation in this regard but we have had to deal with this exact issue on a few occasions....... But if you are doing just an under the radar laundry reno/refit (no permit) then potentially you can get away with none, but you'll of course need to practically connect the washer into the drainage somehow, which still requires an isolated trap set-up, that technically will be illegal. No you can't just connect straight into a sewer waste as if the connection fails and their is no water trap it would be hazardous (not to mention unpleasant) to have exposed sewer gas. If it's in a kitchen an can connect a washer to a sink waste (similar) to the dishwasher) then arguably that could be passed. The easiest way is to fit a small trough next to the washer that even if you develop a cover for so you can use the area as bench space. Comments (5)Hi AIC, Hasn't your extension and deck been designed by a Brisbane architect based at Ashgrove. I have seen the picture above before and have admired it. I won't mention the name of the architect, but I was pondering whether to ask them to give advice on an extension + deck that I am considering. Are you happy with what has been done so far? Would you engage them again? What aspect is the back of your house ? Did you end up finding any info about neighbours building extensions that overlook your backyard? My new neighours have built a massive house that should have been built on a bigger block. The house has only just been completed. They don't have a deck on the top storey, but it is all glass doors. They got many relaxations - built on fence line, house closer to front of block than all other houses, etc, for the initial build. I can only imagine that they were advised by the certifier that they wouldn't get approval for a massive deck overlooking my yard (as the house extends back 11m further into their yard than mine (on the east side of my place). That is, if it was part of the original house approval. I am not sure how the house was certified with the sliding doors 3.5 metres of the ground going to nowhere - to a massive void....See MoreUser
