Comments (55)Can I suggest looking into having a quantity surveyor assess your property (and you can claim the cost of having this done). They will provide a depreciation schedule for you which will tell you how much each item will depreciate in value over the maximum number of years you can claim. If an item is at the end of its depreciable life, they will tell you what you are able to replace. Even if you only have tenants for a short while, you are able to claim depreciation for a pro-rata period that your asset is income producing. What all this means for you in terms of design - there may be ways to improve the look of your property in line with what you will want it to look like when you eventually move in, which could gain you a tax benefit. Of course, you have to have the $$ to spend on it in the first place. Just a thought i would have put decking to one side and only had one side with stone and plants as putting the decking in the middle looks like a runway. Just my opinion. Black stone would look great instead of white. And painting the back bricks would have been better with a darker colour to make timber "pop" like the colour of your fence or black like the posts. Comments (28)The period and style of your home suggests gravel as the medium of use. Grey, not blue and fine. Some products have clay 'fines' amongst the small gravel that enables the product to compact really well when laid properly. You can push prams etc over it without a problem. Paving and concrete cause drainage problems with runoff warranting drainage to accommodate excessive run off. Gravel and aggregates absorb the water. Comments (37)I Like the up down cylinder/square black lights but your lights are high set so it would be just down light. I have a light like the last photo but it's a chunky cylinder instead of square, I think I got it at Bunnings ages ago, it's on an internal courtyard wall and looks amazing when turned on. Could your cousin do one of each, ie: up down and just down, Just down on the entrance as you don't want to light up the entrance ceiling and up down on the tall wall, it would be great if it could be dropped down a bit. cheers...See Moremrshortin
