Hi Kerri, Pipe perfection is 100% correct - your initial idea will not work as a U-bend is not practical for solid waste. However there is always more than one way to skin a cat, you may be able to install a pan with a macerator and run the waste up through the ceiling then into your stack work outside. The other option may be to change your plans and look at putting in a P trap or skew pan, and running it through your wall and tying into your existing external stackwork. This may require up sizing to 100mm PVC rather than the 50mm PVC that you currently have. Or once again replace that 50mm stack with 100mm pvc and run it through the wall and to the new desired location. It's a pretty substantial beam so a 10-12mm hole for a bolt through the flange will have little if any affect. Certainly no worse than cutting holes through the web for running of plumbing and electrical's, which is where the majority of a beams strength is. We secure cabling to steel beams with holes drilled into it so shouldn't be an issue. The difficult part may be drilling the hole (for some). It probably the hardest one to do.... It's overhead and it's steel, so a nice sharp drill bit is definitely needed as is safety glasses, ladder, etc. The swarf (drilled metal) is sharp as hell and usually hot during the drilling so again safety first. Sweep up any remains as it cut's little bare feet like razor blades! I dread drilling overhead with a handheld electric drill and the bigger the drill bit the worse it is as they can grab when almost all the way through the hole.....and I've done it thousand's of times......

kitchen should stay where it is...you have nice northern light in winter that would be better utilised in the loungeroom rather then the kitchen :) If you were to swap then you would not have decent light in the loungeroom in winter. Also I would be putting a beam in and removing the kitchen wall...that will open the space up, and make room for an island bench/breakfast bar. Also consider adding a stair from the deck to the backyard so you don't have to traipse thru the house to get down there (useful for interacting with kids, and kids would use that a lot to come up for a snack). The downstairs area looks like it could be underutilised..might be better for bedrooms or a games area, depending on the age of occupants. The middle bedroom upstairs could be used as a tv room or a study. Depending upon the angle of the sun, it could be hard to watch tv in the afternoon. Just a few thoughts.

Susie, this type of problem is becoming a regular issue/post here. The issue is that the design process is not robustly managing the practical costs appropriately to budget, and also managing client's expectations of what can be achieved for certain budget limits. All projects involve balancing requirements to budget in specific context. There will be structural costs either way. The question is rather, how best to maximise the investment in regards to the functional benefits and overall result. If you want my 2 cents I'm never a fan of squeezing down flow into areas such as dining spaces and creating internal doglegged corners unless it serves a specific function. It's a strange (poor) set-up to have the the only external access via the dining room that you have to walk past the island bench and negotiate living room furniture etc. There's however no furniture in this plan which doesn't help us fully understanding the design or functional rationale behind the proposal. I think it's good to take the opportunity to re-think this. We are finding increasingly that we are being asked to come in and sort issues like this out properly when clearly the design process hasn't been managed properly. Don't mean to be overly critical however the fact is it had been designed properly then you wouldn't be posting your problem on a design dilemma forum. I can think of various configuration options that could achieve this general requirement of living/kitchen dining but making much better use of your land on a tight site, retaining/maximising the external space required or even better still give the illusion that it's bigger than it is by exploiting the site length - however this requires a deeper and proper level of design service than just a few comments provided here. I've been involved with trouble shooting this type of situation on numerous occasions and in order to get it right it unfortunately requires us coming in, unpicking it and going backwards to go forwards, however I can confidently say it is always is worth the effort and investment as we ultimately need to be working to maximise the long term end result.
