the commercial stove suggests that you may be a keen cook and the tight space will allow everything to be close at hand, the stove and rangehood should fit in the narrow end of the room, put your clock on the wall next to the window, have a shallow benchtop and shelves for cookware and appliances at the back of the linen cupboard (or relocate the linen, move the wall and doors and add the space to the kitchen) have base cabinets with mostly drawers the full length of the room, tall wall cabinets on the window wall and shallow open shelves on the wall behind the linen cupboard, allow space for a small table and chairs and removing the wall shown with stripes on the plan will make the table more comfortable to use..choice of material and colours: back to you!

how about this? the table and chairs has been substituted with a island bench for sorting groceries and as a space for a quick cup of coffee

I would look into moving the kitchen into a better space as big reader suggests, current living dining area would make a great kitchen family/ living room this would give better access to outdoor living and perhaps a view of the pool. formal lounge as dinning. Why not check with a local builder to see how this could be done before proceeding with renovating the existing kitchen. Formal lounge area could also be good for new kitchen. The old kitchen could be used as study/home office or other.

Okay finally my hubby agreed the idea to move the kitchen to dining room area and going to change the two existing sliding doors to bifold windows and open up to balcony with small bench area .
I am struggling to style the rest of the area ( living room and formal lounge room ) and thinking change second sliding door to bifold door and remove fireplace ( it's in funny location) and want to set up formal lounge room for small lounge and TV and dining table any recommendations to style the rooms thanks Grace

Hi there Grace, what a lovely property, can now understand how the kitchen ended up where it is, the long living room space is an addition and the fireplace could be in the original position to work for the whole house but can imagine that a whole lot of the heat ended up upstairs.

My first thought is to look into trying to swap the kitchen into the entry end of your house moving the entry into part of the original kitchen. Our just leaving the entrance as is with a solid wall (hip or full height) where the railing is and moving the kitchen into that space and repositioning the combustion fire. Sink under the window with other cabinets on the long wall and hopefully some kind of island, and certainly a space for your Commercial Oven. Loving the outlook from the addition with lots of lovely big windows . Cheers,

I would live in the house for a few months before making any changes. I do think it is is odd to have the dining room so far away from the kitchen and the dining room has the best view of the pool area etc. I think the kitchen space as it is looks exciting with all the light but agree it could be in the wrong place when you look at the living spaces. I would move all the spaces that you use the most down towards the pool area so you have your "indoor / outdoor" flow. Living in the home for a while will give you time to work out how the house flows and how you use it. At the moment I would leave the kitchen as it is.

OMG , mountain goat country. Get the Kitchen to where the dining is now.

The formal lounge is just good for a study/ pc nook.

Take out the wall from the kitchen to the linen.

The new space inclusive the passage is just perfect for a TV / entertainment place.

The existing fireplace is at the perfect position for the new layout.

Works well oklousie, wouldn't take the TV room wall right back to the BR doorway though leave a space of a couple of feet. Thinking that your new living space next to the Combustion fire would really suit a sectional lounge/chaise to allow for better seating, it's only money Hubby.

Sit on your hands for a few months before making any changes, this will really help to make the best decisions to suit you. good luck

If moving plumbing, etc is too much for your budget, why don't you leave existing kitchen where it is, open up the wall to the hallway and that bedroom that faces into the pool area. Close off a wall near the entrance/formal living room to replace the bedroom. Advantages are a) not moving expensive kitchen wiring, plumbing etc. Kitchen window still looks out into entrance to see comings and goings AND back to pool for informal living (maybe casual dining at an island seating area, casual sitting for pool). b) the existing dining, living room is a separate space (great when your kids are older to have two living options for noise isolation - adults in one, kids in the other). Both sets of rooms open off the entrance way, and that new bedroom can be the one you use as home office or guest (leaving other bedrooms for family).

Certainly a good idea Spacesmiths, clever girl and cost saving to boot, existing kitchen and bedroom into one kitchen family space. for extra bedroom parents retreat could be used especially if there are any babies in the family. Perhaps the double doors could be sliding/pocket doors. Oklouise drawings certainly explains what you suggested.

my vintage software is 3D Home Architect Delux version 4, bought in a box from a dept store about 15 years ago and, for my purposes, never bettered for my purposes..the "HOUZZ id" is my personal identification system for doing a copy of an original plan from Design Dilemmas, creating variations and then being able to retrieve them from amongst dozens of others, i wasn't aware of any special HOUZZ hardware
