Rough average reno cost psf for condos in Singapore

Is there a rough guideline for renovation costs per square foot in Singapore for a high(er) end project? Total renovation, but not gut (no major plumbing/electric works), but all finishes replaced with mid/high end.

Is S$75-100 psf a reasonable assumption? Or are there too many variables to even bother with an approximation like that?

    Hi Andrew, using 1000sqft and 2000sqft as the reference sizes for condominium, the assumption of S$75psf will work out to a cost of S$75,000 for a 1000sqft unit and S$150,000 for a 2000sqft unit. S$100psf will work out to S$100,000sqft for a 1000sqft unit and S$200,000 for a 2000sqft unit. Based on the cases which we have handled over the years, that is a reasonable psf price range to work with, though there are variables involved.

    Andrew, this "IS" the eternal question that we professionals are asked all the time. Our simple answer is "how long is a piece of string"?

    $80 - $110 psf is a "reasonable" amount for an apartment, bearing in mind that there is a whole spectrum of needs and wants and requirements from each owner, age of property and industry standards that have to be met. So yes there are variables that need to be considered.

    Owner always needs to look at all options and narrow down to what is needed and required.
