Need help with kitchen redesign

Hi, i am currently redesigning a kitchen for a rental property. So far my plan is from right to left - fridge then pantry then 2 x base and wall cupboards and oven at the end next to the window. From left to right on island would be sink next to wall then dishwaser then base unit. Looking at gloss white modern cabinets with grey benchtop. My main concern is that we were not wanting to put in a rangehood due to powerpoint restrictions so there would be a gap above the oven next to the window. We are planning to put an exhaust fan in the window as we will be able to use the power board that is currently used for the fridge. Any suggestions would be fab. Its a terrible space with windows and doors in the wrong spots. Will the empty gap above the oven look too gappy? Thanksssssssssss

looks like the cabinets were not designed to suit the space and the new plan should have the oven between two base cabinets never at the end next to a window or wall..not cheaper but safer to use and looks better ..please post dimensions of available space including size and position of doors, power points and taps for more detailed suggestion

Thanks. Yes this was my exact initial plan to have oven between cabinets but this house only has gas cylinders not mains so my partner is concerned about running the gas tube through the cupboard to the stove. Also with not having the power for a rangehood in the ceiling he thought having it next to the window would be best so we can put a exhaust fan there. Powerpoints are currently next to oven, behind fridge and next to fridge in cupboard. Back wall is 3.03 m. Window next to fridge is 490mm. Entry wall to back wall 1750mm. Not sure on door size. Taps only under kitchen sink.

Take out landlord insurance if you have none. Not everyone likes ornamental grasses, at least get some that don't look brown in drier weather.

From the photos you have provided, it looks like your kitchen space is quite cosy. To accommodate a island bench you mentioned before we would suggest a corner kitchen, keeping your pantry within the corner however making it built in with your cabinetry in the photo posted below. (Photo a idea for cabinet layout, different materials and style in accordance with your design). To make you design flow, next to your corner pantry we would suggest your appliances are built in to the cabinetry with the fridge against the far right wall. This would then provide a whole bench top with overhead cabinetry which could feature a splash back to your liking that would blend with your terracotta tiles. Within the island bench we would suggest you have your sink and a integrated dishwasher to maximise space within the kitchen when cooking. You are amazing! This is exactly what I was hoping for with my post - some really creative people to play it forward and throw ideas at me that I could take to an architect. Or even better, find one on here that I liked, based on the ideas they were putting forward! Yes, for your curiosity sake, the house is in a hot climate (Brisbane). My hubby would say sweltering climate (but he grew up in a place where the hottest day in summer was 18 degrees C) - so he is already suffering and we are only in Spring. The house is on a sloping block. the front of the house is 4 steps up from street level. And rear falls away by 5 mtrs at the fence. The back half of the house has already been excavated to 2.6 mtr underneath. The plan will be to create a 6 bed, 3 bath, 2 living spaces, double garage house (but we can't afford to do that right now) so need to work the upstairs initially but keeping in mind the downstairs so as not to waste money. The garage currently slops with the block. So you can get to under the house internally. But not upstairs. It's roofline sits at the window hight. In about 5 years, we will renovate underneath to create a further 2 bed and main bathroom and living space. It will need a main bathroom downstairs as we are likely to put in a pool. The roofline is Apex with a double gable. really pretty and spans the whole house from east to west (minus the garage). The only other thought I was mucking around with was putting the main where you put the lounge and putting the lounge / kitchen on the north east corner. This allows for the main to have french doors onto the deck and the lounge to have big bifolds onto the deck. The deck would then span the entire back of the house (doesn't include garage). What do you think?

Hi Ab,. It's interesting that you mention doing the new living room extension as I find the entrance awkward, ie if the door is hinged on the left, you basically look at the wall and directs you to go into the hallway, if the door is hinged on the right you look into the living room and corner of the hallway. All of this depends on the room dimensions. I think I have it right that you were planning on using the current toilet space as a passageway to access the extended laundry and Toilet?., which will give you a 3 bedroom house with one Bathroom and one Toilet My idea is to keep both Toilets, by turning the existing laundry/toilet into an ensuite and moving the laundry into the old kitchen space which already has plumbing and not only gives great access to the rear garden but for dirty linen from all 3 bedrooms and bathroom. You could certainly have a door from the passage into the kitchen. You haven't mentioned what aspect the house has plus neighbours and any possible views. You also mentioned that the dining area doesn't have any windows. I am guessing that's because you have added the new living room extension by bumping out the front wall of that space which would have had a window? I would consider adding another window in the dining if it suits the above aspect etc. Do you have an original floorplan even better if it shows how the new living actually fits, council should have plans in their files that you can access

i believe a gas stove can't be located close to a window or wall and as an old landlord we had legal obligations to provide a safe environment for our tenants and very strongly recommend you invest in a gas plumber and electrician to ensure appliances are installed within safety regulations .. my suggested floorplan loses the pantry in favour of more generous counter, keeps the appliances away from walls, uses standard size cabinets and allows generous space for tenants' fridges

Thanks oklouise, i agree about the stove and have enquired with an electrician to see what we can do. I like your idea about removing the pantry as i think that would look better. I think i would prefer to keep the sink to the side as that would give much better island bench space which is where i do most of my work at home. Thanks for your effort i will take it to the panel!!
