Comments (20)Hi siriuskey I apologise for not replying to you earlier but I have been reviewing your last plan over and over wanting to use the layout of the kitchen but concerned about the other changes. My main concern was the wiw/laundry area and the loss of a room, either the study or bed 4. But the idea gave me food for thought and I have been trying to work out a solution. Where there’s a will there’s a way! I can see exactly what you mean about having the Butler’s Pantry in front of the window which was a major concern of mine even though I thought the servery was a really good idea. Thank-you for taking the time to point this out …and in such depth which would’ve been very time consuming for you! I must admit it was a surprise to see the kitchen placement in your last layout. I would never ever have thought about doing that but loved the idea! I have tweaked the plans a little by simplifying some of the changes and adding a few of my original ideas and I think I have come up with a solution. I will be very interested on your thoughts! I placed the existing furniture (to size) into each of the rooms to see how it works with the new layout. Oh… and I love your suggestion about being able use the dining/family rooms as either! I have also left the wall between the family room and lounge to see how it works before removing it completely but opened it up with double doors allowing entry from the front door to the main area...and a view of the fireplace is always welcoming. It’s a great idea for a toilet and shower to service the pool area under the deck downstairs…I think that would work as there’s no limestone there (and no we’re not in SA) but I’II look at that once I get organised with these plans! Comments (94)Just to confirm I have taken the great ideas presented here as advice only and have no intention to do some dodgy diy reno's. With the exception of a couple of quirky exposed timbers as you can see in my pictures there are no other exposed beams. As you can also see from the pictures there is a large roof space on the right (east) side of the house but the ceilings themselves are flat with a slight dip on the north wall. Based on my own personal experiences I would have to agree with Two's Company that there is a tendency towards rendered brick in WA (although there are still many exposed brick houses in my suburb) while double enclosed double garages are also highly desirable. I would also agree that toilets within the main bathroom and non traditional laundries may be considered unusual by many (but not all). Ensuites with toilets however are still very common. Also due to the nature of our work we would prefer the laundry separated from food/kitchen area. For a 4x2 house it is only around 155m2 excluding carport/alfresco which makes the rooms feel quite cramped, hence the desire to open up the family room. However, as Two's Company suggests we will need to first get a builder/eng in to check load bearing walls etc as this will undoubtedly affect what we can achieve within our budget. Having said that I still excited by many of your ideas and with luck hopefully can work some of them into the budget. Comments (21)I like painted brick but more fundamental design questions may simplify your choice process. With respect for expert colour consultants, I question whether colour is your core issue. The desire for a ‘coastal’ style is understood. However the skeleton of your style is already set in brick with a distinctive style. It reminds me of a Bruce Rickard. Research into Bruce’s work may yield some ideas for you. Rather than colour just yet,I would be tracking how sunlight lands on the walls and garden and windows over the course of the seasons.
