Sounds like this house may be a money pit and you are just making new of existing problems and not in the end getting a better result. If the house was in good order and you only needed to knock out say a wall or two to open up the space. Or also possibly replacing the kitchen and bathroom and finally giving the house a fresh coat of paint (inside and out). It may be work considering and speaking to a builder and bathroom/kitchen designer to get prices. But if the house needs much more than this it may be better to look at demolition, (see a builder about this) then rebuilding a prefab or kit home to suit your current and future needs. From my experience any old home that needs major maintenance work completed and also room reconfiguring is a much more expensive project to take on then building something new from scratch. If you do decide to go down the building road, then I suggest working with a good builder who has great communication skills and pick a knowledgeable interior designer that does more than pick paint and tile colours. You need a designer who has a rough idea, (based on past experience and similar projects in your area) of what things cost. Set them a reasonable budget and get them to pull together ideals and concept drawings so your builder can give you a pretty good ball park cost. You can alway pass then next stage onto a draftsman if its not to complicated and work with both the designer and builder to find the correct balance to meet you personal style and a budget.

I don't have plans, just a sketch. But handy to know you offer that service if I ever build again. ( my sketch is 100sq Mets smaller than we built this time..retirement home , no walk in pantry or sep tv room this time though..boo hoo)

having the space in the roof is one thing, but a whole other exercise converting ceiling structure into floor structure and getting the structure down to the ground, supported etc...even more complex on smaller jobs, not to mention finding space for stairs which typically involves collateral knock-on effect to lower level layout.......best you arrange a consultation/visit from an architect to discuss the practicalities a realities of costs involved........these things are usually possible, but ultimately dictated by costs......... In regards to the process, as architects we begin with several design stages (& if required Planning/DA) and then eventually move into working drawings once a design has been finalised and refined. There is a bit of a process involved and typically fees/costs will be ballpark anywhere from 5-15% of the construction cost of the project, depending upon the scale and complexity. On smaller jobs like this the % fee will be at the higher end of the scale and if it's too small often an hourly rate or fixed/packaged fee basis is the only way to render services Hope this gives you a bit of an idea, but best to do some homework and speak directly to a few local design professionals/architects to get some idea of what their process and fee structures are, because ultimately everyone operates and services projects differently...
