I find it difficult to view your floor plan as it blurs if I enlarge it, so excuse me if this comment is invalid. Assuming the entry is from your living room and the home runs lengthways with the hall linking the bathroom, ldry and bedroom from the kitchen. The issue with this is that having two doors in the kitchen means you cannot form a working triangle for it to function well and don't have enough wall to fit out with tall storage. However, if you sealed up the door to the hall and opened access to the hall from the lounge as your plans seems to indicate in the top right of the lounge area, then you could widen the front opening into the kitchen rather than remove an entire wall, so integrate it into your living zone without lumping a kitchen in the middle of your lounge, you will improve your walk through flow, and gain a new length of wall in the kitchen where your fridge could go into the corner with a larger pantry flanking it, then your proposed layout t follow.

As mentioned by Kate and jo wst, a single door with glass panels might be ok, with a side window. But, I still think that if your clothes line is not on that side of the house, it is probably quicker to walk through to other exit. In my previous house, that was the case. And with the boundary fence, only giving a small walk way along the home, then it would be more comfortable to walk through the home. As previously posted. I had this exact scenario in my previous home. Never actually used the sliding door on a regular basis.

As you haven't supplied any measurements, it's a little hard to gauge the correct size of the lounge etc, however, I would definitely take the dining table out of the lounge. Like oklouise, I would set that up in the kitchen area. I would opt to place it hard against the laundry wall and pull it out into the kitchen when it is required. I would also opt to have a narrow table that could be lifted to become fullsize. How friendly a terms are you on with your landlord? I would be putting a good case forward to him/her to install a heat-pump high on the wall above where the dining table is in your pic. There looks to be an area outside the WC wall to place the outside unit and it would be very easy to duct through to install the inside unit. While at it, get the heater taken out. Hopefully, the landlord would be able to see that a heat-pump would be cost effective whilst freeing up the corner for you. Do a little research beforehand. I would put the TV, and other lounge cabinetry on the white wall that backs onto the kitchen and if possible, around the corner slightly, where the heater is. That would free up the remainder of brick wall that has no window on it, for you to arrange your seating. As already suggested, I would also set your guitars up near the base of the stairs. Thoroughfare from the entrance, to the stairs, to the outside and to the kitchen and bathroom needs to be an uninterrupted flow.

Hello nat nat How about putting the laundry into the bathroom. Than Youre bringing the kitchen closer to the dining area where the meal area is right now. You can think about opening the kitchen up to the dining if wanted. The former laundry and part of the kitchen becomes a nice getaway are for you that is still close to the kitchen but out of the main pathways in your house. Put in a nice big window and door to the porch and you have a great area for yourself. You can also close it up to the kitchen if you want. Ben
