Comments (23)Good Morning! Just thought i'd weigh in with my thoughts for you... I think that for the size of the room, you currently have too much furniture in it - in terms of seating. And the pictures don't quite show - but what is the relationship between the seating and the TV? Personally, I like a sofa and the arm chairs and would possibly consider losing one of the sofas. Pazz's suggestions are great and relevant. I would upsize the rug and purchase it in shades of blue/grey and bring out those colours in artwork and other soft furnishings such as cushions and lamp shades. Also change the orientation of the rug and coffee table to work with the room rather than fighting against it. I'm not a huge fan of wooden furniture pieces except if they are a highlight - If it was my room, i would paint the coffee table and the TV unit - there are plenty of paints on the market that don't require a massive amount of prep work - such as chalk paints. That would also soften the look. Overall - consider how you use the space currently and how that room interacts with the rest of your home as a whole. Good luck! Comments (5)Hahaha, I'll be happy to do that, but I think it'll be a long wait. I'm kind of an odd one when it comes to doing stuff. I like to think things through, plan and plan again and again, and I'm trying to use as much discarded material as I possibly can. In other words, I'm trying to keep the cost as low as possible. I see so much stuff which can still be used end up at the tip, it's shameful. For the aquaponics system, I will try and replicate the ecosystem that exists in nature (safe for the air-lift pump to circulate the water). Some ways to go on how to do that on a flat piece of limited land. Like I said, lots of plans, but tough to get all the required materials. Comments (36)there are so many options, I would need to see the rest of the layout. eg what does this area open up to? in which direction? what is the door next to the fridge? does it lead to a room or a butlers pantry or just a walk in pantry? If you could have a butlers pantry then you could eliminate some of the cupboards in the kitchen area and open it up so aesthetically it looks bigger, more open. Then your butlers pantry will need to be fitted out with cabinetry in order to make up for the space. It also depends on how much cooking you actually do, speaking form experience and having a kitchen layout same as yours above; all the cupboards above on either side of my cook top have gone yellow and are no longer white and glossy. Yes, I have 2 pack and they assured me this wouldn't happen but being someone who cooks 6 out of the 7 days that's what happens. I too have the same sss range hood and that is continually dirty from all the steam, oil etc. The people who did my splash back made a mistake and did not take it all the way up, so that area between the cupboards, where your range hood stands, the wall is continuously dirty from the steam and oil and very hard to get up there and wash it all the time. If I were to design again, I would put in a range hood that is double the size of your cooking area, so that the cupboards are well away from all the cooking. Then again if you don't cook continuously then you shouldn't have a problem. If you have the room and you are able to extend the cupboards along that wall that your cook top is on, that's where you could put a double cupboard with long glass doors that sit on your bench top for display of nice glassware etc. The glass display cupboards give an elegant finish to the kitchen. The other option is that I have been involved in some kitchens (this is if you have the money) that install a sink, cook top and oven in the butlers pantry. This way all the prep work is done out of sight. Comments (29)two steps I see here 1. suggest you go back to council (either yourself or view builder if they are getting the permit) and question their particular interpretation of the reg 85, use the image posted previously and ask why "if a habitable room window is compliant when facing an open verandah so long as it's 1/3 open" an eave, which is 100% open and less overhang is considered to be non-compliant. If you have 1.4m offset from the boundary, and your eave is only 400mm, then arguably this window WILL be facing a light court with min 1m clearance to the sky (measured from the eave to the boundary) 2. If above is not accepted, then apply for the council "report & consent" process to vary reg 85. Best to discuss this directly with the relevant building surveyor so you can be confident it will be supported. Ask the surveyor specifically what that would likely need to see, such as do they want to see a bigger window of size Xmm x Ymm. You will likely need to submit updated drawings if the window currently drawn is on the min 10% of the floor area of the bedroom. It sounds like you may be out of your depth, and typically these report and consents involve response to Ministers Guidelines which can be tedious and you have to understand the technicalities and lingo, so perhaps it will be best to go back to whoever helped design/documented the building and get them to help you prepare the submission. It's now so close to Christmas/end of year and probably best this is handled after the flurry of the festive season has passed and people/admin/surveyors etc have some fresh energy and renewed patience.. Councils typically work on skeleton staff throughout this period so unlikely you'll get much of a difference in outcome timeframe wise whether you submit now or early new year.
