New build, and need help with bathroom layout

I've just finished a reno in a bathroom approximately this size. it looks like the toilet is currently on an exterior wall. if this is the case it can be costly - or not possible to relocate the plumbing. Yes, I know cisterns can be installed in the wall. My plumbers are wary of these ....try fixing a fault without cutting a hole - or holes - in the wall! If you are restricted to the outside wall, I would install a sliding door (gives you more space in the actual room). Leaving the bath and shower where they are saves $$$. if you move the toilet further to the left and install a wall-hung vanity under the window, you could also add a 'half-wall' to the toilet area for privacy. (Wall-hung vanities open the room up. This plan would give you great space on the left hand wall for storage and/or laundry hampers, You could of course switch the bath to the opposite wall, and move the toilet to the current bath area. Moving the door to the right AND installing a slider, would allow this. (BTW I just installed a 1700 bath - 1500's are available too.) Hope this is not too unclear! Comments (26)I feel that you might be trying to fit too much furniture into this space, amitif. The space is quite a lot smaller than your photo example. As you can see from oklouise's drawing, your kitchen island bench will protrude past the pantry into the walkway, and this is based on quite a narrow space between the two benchtops (and doesn't factor in any space for stools at the bench, should you wish to have any). Ideally you would increase the width between the benchtops a little. Have you checked the sizes of your modular lounge to ensure that there will be sufficient space to walk through? There really isn't room for a separate dining table at the end of the kitchen, as you have drawn in your sketch. You may be better off increasing the overall length of the kitchen and incorporating a dining area on the end of the island bench rather a separate dining table......See MoreNeed help redesigning internal layout
Comments (12)You are amazing! This is exactly what I was hoping for with my post - some really creative people to play it forward and throw ideas at me that I could take to an architect. Or even better, find one on here that I liked, based on the ideas they were putting forward! Yes, for your curiosity sake, the house is in a hot climate (Brisbane). My hubby would say sweltering climate (but he grew up in a place where the hottest day in summer was 18 degrees C) - so he is already suffering and we are only in Spring. The house is on a sloping block. the front of the house is 4 steps up from street level. And rear falls away by 5 mtrs at the fence. The back half of the house has already been excavated to 2.6 mtr underneath. The plan will be to create a 6 bed, 3 bath, 2 living spaces, double garage house (but we can't afford to do that right now) so need to work the upstairs initially but keeping in mind the downstairs so as not to waste money. The garage currently slops with the block. So you can get to under the house internally. But not upstairs. It's roofline sits at the window hight. In about 5 years, we will renovate underneath to create a further 2 bed and main bathroom and living space. It will need a main bathroom downstairs as we are likely to put in a pool. The roofline is Apex with a double gable. really pretty and spans the whole house from east to west (minus the garage). The only other thought I was mucking around with was putting the main where you put the lounge and putting the lounge / kitchen on the north east corner. This allows for the main to have french doors onto the deck and the lounge to have big bifolds onto the deck. The deck would then span the entire back of the house (doesn't include garage). Comments (14)How many people are ever in the waiting room at the same time? This would have some bearing on whether more seating is required. I still think a love seat would be cramped even without the file cabinet, since there is what looks like a sink and washing machine on the wall opposite the chairs. ?? Having said that, with file cabinet gone, one chair could be in corner with other chair under window (with plants in raised stand next to) and side table between. Then there would be room for a small 2-seater or additional chairs. I would also swap out the black cushion covers for a grey or off-white (removable covers so they can Ben washed) as the black ones disappear on the chairs. flat rug and one with low pile and easy to vacuum or clean....See MoreDytecture
