yep agree, what you are liking is going to cost way more, what your allowance for is for budget/flagfall/basic detail. Maybe 30K suggestion a little inflated for this but certainly 10-15K min Depends upon who, material chosen and extent of finish...possibly you may be able to get away with some quality carpentry to tackle a similar balustrade idea rather than getting a (more expensive) joinery shop to do it, because if it was joinery w' clear 2 pac'd timber screens then arguably yes the number would get pretty scary pretty quickly. You can achieve the screen effect in various ways, but expect to tip in 3-4 times the number allowed at this stage............costs aside though, if it's a U shape set-up, (without knowing how it's planned/positioned etc,) unless you have a fully exposed side (in a significant aspect of the residence), it's questionable whether you'll get the effect you're after and hence if it's the best way to spend money on the screen balustrade - they're a great detail, lovely internal textural element, but arguably best/most striking when implemented on single runs like in the images......

I think that your builder's quote seems fair and reasonable, and am surprised it is not actually more. You have an old house with old walls that are not straight or square, and you want to make it all perfect for your square set for your ceiling/wall junction? As mentioned above this is precision work, and needs a fair bit of preparation to get right. Why don't you research Edwardian plaster cornices to see if you like any of them and ask your builder to quote as an alternative to labour-intensive square-set, which has a more contemporary feel? As quotes for variations are not in competition with other builders who are quoting your builder doesn't need to be super-competitive. I have read these comments and am really surprised - although a couple I share - i have the ten installed in room that is completely open on east side so on a minus 2 evening that’s what it is under the roof. the heater does smoke on start up so we leave the door open and wait until the fire is established Some may think this is a design issue and maybe it is but the cold steel will not draw warm air up until it’s warm. once that’s achieved the fire is beautiful. I don’t like the vermiculite tiles so am having a steel floor and back made with 50mm risers/dogs to life the kindling off the base and enable airflow underneath. That’s a choice not a fault. I have a Ned Kelly and it needs cleaning frequently too and its burn is far less efficient than the Scandia. I don’t burn 800mm logs but use standard RedGum and Sugar gum and the latter requires more heat energy to get going but once it’s burning it is also beautiful. the burn leaves almost no coals and logs retain shape but just turn to ash So in my view its more efficient than a few others I’ve seen and used inc the Ned BUT Customer service is useless and uninformed I was told the heater had fans and of course it doesn’t hence the thermals on top deck I can see people have had horror stories and experiences and that’s terrible but I’m happy as and would buy again I didn’t want to spend 10-15k as I wanted a large heater not a smaller one
