Exciting times ahead, I've done a very rough kitchen with WIP drawing for you to consider, Pocket door across Pantry opening with sink and DW in the pantry. Power points in the pantry for your elec gadgets. Cooktop and sink in kitchen can be played with but I think this is a better layout for a cook. I like the changes you have made to the bathroom so that you can have a much longer linen storage cupboard facing the passage way

Hi there, you could move the entrance wall across a bit further to cover more of the kitchen but keep it as open plan as possible to give you a more spacious area/

The Pantry would have a sliding "pocket door" which goes into the cavity of the wall so you keep wall space on both sides. DW & sink in the WIP helps keeps any mess out of sight

my first reaction is to suggest excluding the walk in wardrobes in favour of a much more generous kitchen and pantry, morning light for bedrooms, an entry foyer, more spacious living and dining areas, smaller front verandah and enlarged back patio with kitchen window servery and flat roof, all within the same sqm of the original ..plans of the whole house including measurements should inspire other ideas

Hi oklouise, I love the plan you designed, the only problem is with our bio-cycle toilet and waste we have to situate the plumbing at the back of the house the bio-cycle has already been put in because we are fitting a shed out ready to live in after house sells and before we build. You suggest a flat roof is that overall or just outdoor area? Also I really would like 1 walk in robe even if behind a bed and only 1.6sq m. I like the way you've been able to cut down on sq m the patio on my design is wistful thinking when the space can be used more efficiently.

i found the walk ins before i read your latest post about the bio toilet so back to the drawing board!! i suggested the flat roof only for the two patios because they can be added later (when you have a better idea of the best size and position and the basic flat roof can be cheaper) i'll have another think about rear bathrooms... and what weather will you need to cope with??

Hi siriuskey, The shed is 20 x 9 sq m and actually faces east west 20m side husbands radio shack south end and hang out space for him, his car and storage in center and sons hang out room and pool table north end as well as toilet and shower and wash tub. The shed is 5mtrs from south fence and 20mtrs from back west fence so we can have fruit trees veges and chook pen at the back also maybe bees for pollination. In all honesty this may not have been the best use of space for everything but its done now. Happy Easter to you as well

siriuskey, I didn't answer all of your question lining the shed with some plaster for internal room walls because its cheapest and some sort of fibro tougher stuff on outer walls whatever works out the cheapest also making use of the space on top of both rooms either end for loft storage.

So is it a metal shed and then lining exterior and interior, there's a shed on a plot of land near us which is metal with a pitched roof, I guess this is for storage as well, it's their holiday accommodation, Love the chooks and veggie patch, the bees should all help with this. Such a big job getting your new house plan and ideas sorted, I would like to see a shower with a large opening for future use which would allow for somewhere to sit down, not so important to have a bath in your new home, thinking of us older people cheers

Its metal exterior and then lined. Council frown on living in sheds up here in Qld okay if temporary while you build, costs a lot more to live permanently in shed different class floor more council charges. Yes in house bathroom I'm going for the hob shower no glass should be able to have a chair in there or even wheelchair access if ever needed still having a free standing bath I think its because I've never had room for a bath previously

Thank you oklouise, My favourite so far is the plan you drew earlier yesterday the 2nd one just because everything worked so well and had so much storage, but of course bathroom, kitchen and toilet at the front. Of these 2 plans I like the 2nd one but apparently we need to keep plumbing together laundry, bathroom and kitchen you have been so helpful and so quick with designs it took me 2 weeks of searching through plans to even come up with the one I had, I feel bad taking so much of your time to help me thank you.

it's never cheaper nor easier than to try lots of ideas on "paper" and it's my pleasure to share ideas and learn from others' I hope this latest plan comes closer to your ideal....i've made the office big enough for a small bedroom, used wider doorways and hallway and suggest you include grab rails in the bathroom (they also makes great towel rails) also consider the more open pantry and living areas as more suitable to the relaxed Queensland country lifestyle and at least ask for a quote to have the open living areas built with raked ceilings for a lovely spacious feel

oklouise, I love this plan it works so much better than the original. Rooms are situated exactly right for me. With the kitchen I have a fridge and freezer 1.25m width and I want a wall oven where do you think I should place them also where would be best for broom closet with power point.

here's a place for the broom cupboard with power, a wall oven stacked with microwave and the twin fridge freezers...can you see how the kitchen is developing a more open look that seems more comfortable for a keen cook than working in a closed off pantry?...the depth of the cupboard for the vacuum is deliberately deeper to make sure the fridge and oven doors don't collide and there's sure to be other big things like suitcase etc than can be shelved above the vacuum

This is my sons plan without garage and laundry his living space is 207sq m he has a 5x4sq m outdoor area, behind the living room area he hopes to put a small pool for kids at a later date. He has the hob wall showers in both bathrooms and a bath in kids bathroom. Where his kitchen and kids toilet is not on an outside wall so hoping this works for the bio-cycle system he visited a display home and the kitchen was what he wanted. We have a large laundry sewing room, the laundry will be at the other end to where its shown now, it will be also used as utility / mudroom. His plan has 4 bedrooms, office and media room. We're hoping this home will last well into the next 20-30 years and allow for comfortable living.

Hi again, if you don't go to racked ceilings you could do what my brother inlaw did when building a house on his property for his inlaws, was to raise the ceiling height, I think it went from 8ft to 10ft or there abouts. This made such a big difference in a smaller house, not sure what the cost of the extra height is as they did a lot of the building.

Personally I still think that because space is limited it would be better to include a WIP running across from the kitchen window and returning back to the left, the pantry should also have a window with a sink and dishwasher beneath so that dirty dishes are dumped into this area keeping the "kitchen" tidier, a sliding pocket door open when doing this won't feel closed in but can close off when needed, a bit like a study area, you need to able to close the door on any mess!!.

Deep shelved pantry cupboards are terrible to use unless they are fitted with drawers, that's why WIP with narrow open storage works so much better, you are not always chasing things in the back of a 60cm cupboard.

A wall oven will take up more space. I did notice that the front door now opens and looks directly into the kitchen which you didn't want. Pleased to see the change in bedroom and bathroom positions as two bedrooms opening into the same area along with the bathroom can be very noisy at night. This first photo is a very lovely living/dining/kitchen with shaker style cabinets. cheers

Hi again, I just wanted to add a rough drawing (no measurements) of the first little house my brother inlaw built in the country, it was a simple rectangle divided into 3 with living dining in middle with full length timber windows & doors at both ends. Two bedrooms on the RH side and the large kitchen which back then had a servery through to the living/dining. The open bathroom/ laundry/ mudroom on the other side keeping all plumbing together this room also had a door opening to the outdoors. This really worked well for them with two young boys.

The house was made bigger by adding a inexpensive large screened outdoor patio with screen door, this had a flat roof. This floor plan made it a breeze to extend later on.

Hi siriuskey, The house your BIL built looks great and did you say he has extended it now, there are so many good ideas I need to digest them and go over them with my son. I like the kitchen pictures and ideas you posted and it may be that I still need to close my kitchen from the front entry but just taking all advice on board atm and trying to work through it. It's been a brilliant Easter with beautiful weather, the idea to extend the BIL house was to keep the long triangle shape with simple roof as he had the space. Access would be added via the Laundry to the carport garage. The bedroom wing would be where the extension for extra rooms would to be added. perhaps including the two bedrooms into a larger open plan area, options are endless. Love your son's kitchen layout/position is he having a WIP?. We have a son who trained as a chef, the difference between a Chef & a Cook is a Chef doesn't clean up!!. he and I both agree on the WIP especially in a smaller space to keep things simple, especially adding a window to that space. Very exciting that you are both building together so can bounce off each other, cheers

I do prefer this design and with the entry I could do away with the porch running along the front. I am just a bit worried because although the kitchen is now quite large I am losing the pantry aspect of the kitchen which is where I had envisaged storing large cookware and bulk purchases. My ideal is to have all cooking appliances on the long wall a sink and DW in pantry as well and have Wall Oven, cook top and fridges in the kitchen area, this kitchen as it is now appears to work well only food storage could be a problem I guess there is the other option of the doors which can be closed to hide the appliances when not in use and you want to hide mess and storage draws under. My son liked the changes and wondered what you thought of his design which I uploaded on Monday about lunch time. We will mark the design out on the ground next time he is home to get a feel of size and how everything will work. My son thinks mine is a large house for 2 considering that a lot of family homes only have a living area of about 150sq m.

Your floorplan is looking good but I agree with you re the WIP, I'am attaching my sketch which is only to show you a possible kitchen layout, the island can be whatever shape you feel would fit, just don't attach it to anything The front door is OK to open looking at the wall of the kitchen. I was looking at Granny Flats etc and most of the 2 bedroom are approx 60squ m, but that's very small. cheers

I'd feel as if I was really in retirement if I had 60sq m.I do like the kitchen you have illustrated, I guess one way to achieve extra space would be to step the kitchen into the eaves. I do feel this plan size is modest and hope in my price range I guess I'm asking for everything that adds to size wir's , b/pantry, office free standing bath.

If you dream big you can work backwards, to start small would be more difficult to add to, keep your roof simple, perhaps the outdoor areas could be pergolas, this is where I get carried away

your kitchen and pantry as requested...nb not enough space for cavity sliders and need to know exactly what you need to store and use in the pantry to clarify pantry counter, shelves and drawers and make space for the vacuum cupboard with power (what size height width and depth is the vacuum cleaner) (attached photo is one wall of shelves in my own pantry for flour, rice, sugar, cans packets etc etc the shelves are only 125mm deep x 2100mm tall x 1800mm wide

I'm pretty new to anything to do with designing house plans so thanks for all of the suggestions and plans so far. I definitely like the way you have narrow shelves for storage in your pantry.

some issues to consider: have you checked the local regulations about dual occupancies to clarify any special needs (eg fire walls between the two homes etc)the original connection is too complicated small projections or alcoves on the front and back of the house cause changes to the roof and, although some can be concealed under deep eaves, all those angled lines on the plan is where there's a change in the roof and this costs money ..there's some discrepancies in the measurements and the rough plan prepared so far doesn't match the original so I would prefer to have a direct request from your son before suggesting or making any changes

Yes I'm not sure if all my measurements are correct because his house has more straight lines and to be honest I'm just trying to get mine sorted. I think for the pantry I don't need more than 1800mm wide appliance bench can be 500mm storage shelves narrow similar to the ones shown in your pantry. The stick vac needs about 1300mm length. I think maybe I have been over-estimating how much pantry room I really need. We are hoping to put this home under the umbrella of one large home with just a wing for us because dual occupancy is $20k minimum as far as I know.

alchstjali, so many things to think of, have you spoken with local Draughts person/Designer/Architect to help you with your plan as they would be aware of all the hurdles associated with new builds/dual occupancy. would be money worth spending and save you a lot of time. It's always great to have an on site meeting. Re the new kitchen plan would you consider putting your freezer into your laundry area, it's not necessary to have it in the kitchen and would free up a space for your wall oven etc thus giving you much needed bench space. cheers,

Yes siriuskey, We need to do that before going any further we have spoken to a Draughts person but unless you actually engage them they don't give away too much information and local council hasn't been helpful to date.

the stick vac has a cupboard with power point next to the shower, opening into the hallway, but the kitchen and pantry need more thought...available space is 4200mm x 2700mm and (using standard appliances) needs space for the fridge & freezer (about 700mm x 1400mm allows for depth, width and breathing space and the option for new appliances in future) the fridge and freezer look good together but could be placed separately, a wall oven needs at least 600mm x 600mm, a dishwasher 600 x 600, cooktop 600 x 600 and sink and tiny drainer at least 900 x 600 and there needs to be space to open doors and walk around so add at least 900mm in front of the fridge, wall oven and the dishwasher and then fit the cabinets in the spaces leftover...my shallow wall cabinets are full height but i think similar open wall shelves would be better above the appliance counters in your new pantry...try making a plan on paper and cut out shapes for the appliances and move them around to see what feels comfortable

another kitchen with moderations because: a separate island loses too much counter and potential under bench storage, needs too much open floor area (OK for crowds but not so good for a dedicated cook) arranging the doorway and the frig freezer this way makes the kitchen more open but allows for twin cavity sliders to screen half or the whole pantry when needed, the pantry walking space is only 700mm deep but the counter, to fit the sink and dishwasher has to be 600mm deep (total counter length is 3.3m with cabinets and drawers underneath with 2.9m wide x 300mm deep multi shelf storage above...nb moving anything will change everything when the space is this tight with so much to include but hope you like this one!!

Agree it would be a good decision to go with a local professional as they will have their contacts within council so you won't have to deal with that. They will have their fees but it's so important to get this part right and then a good builder is very valuable. looking forward to seeing what's next cheers

I think that kitchen looks pretty good open but not too much on view and island looking toward dining area also pantry looks to have enough work area I'm happy thanks so much for all the design ideas they really got me thinking and I will do some cut outs for placing things it has helped a lot.
