Do I include a bath in bathroom design?

We are planning to renovate our bathroom this year and I am in two minds as to whether we include a bath. Our house has two bathrooms, one upstairs (this is the one we are renovating) and another full size bathroom downstairs (we put this in 8 yrs ago and it has a freestanding bath). All of the bedrooms and main living areas are upstairs in our home and I am concerned that if we do not include a bath in the upstairs bathroom it might put off potential buyers with young children (this is not our forever home...prob sell in around 5 years). The space is too small to include seperate bath and shower so it would have to be a shower over bath scenario which it currently is (and I don't love it). I would prefer walk in shower but wonder if families would find it a deal breaker not to have bath on same level as bedrooms of house. Any opinions appreciated! Thanks.

Hi Rachael,

An entry level shower is always more desirable than a shower over bath in our experience, particularly knowing you have the luxury of a bath included in the home. We are experiencing taking more shower baths out, only putting them in as a necessity which it doesn't seem to be in your case.

Personally, as long as there is a bathtub somewhere in the house,that would be good enough for me.

Personally I would always go for a consistent style throughout the house if at all possible. Expensive if you have to make a lot of changes to achieve it. I guess it comes down to how much it bothers you.

I’ll leave the actual plan ideas to the generous brains trust here on Houzz but you seem to have plenty of room to create a bathroom and a laundry. Is the house in suburbia? Are you planning on selling soon? Will you and family get the use out of a new bathroom? You may be happy with the price as is, and leave the Reno to the next owners.

Hi, unless you take a bath at least once a week I'd skip the tub. I'd rather enjoy a bigger walk in shower, which is also a lot safer than climbing into a tub to shower. If you have the space instead of a tub and shower I'd consider a double vanity to give you extra storage space. It's a little luxury you will come to enjoy when everyone is getting ready on the morning.
