What is on the second floor?. Is this a slab on ground? Is the kitchen dining on a lower level, is this a built in verandah? Depending on if this is a slab on ground or raised off ground so that plumbing can easily be done, i would take out the laundry, just leave fireplace, maybe make that two way fireplace, wood or gas, and have dining here, which would open up that funny sitting room to this dining space and provide kids play area with build in window seats and the like. Does anyone really use formal dining now? build in the gap from sitting to front room, maybe even stealing a bit of space for storage. I would enclose that room next to entry to the study as most studies nowadays do not have to be massive spaces, unless clients are involved, that would make it quite place. With the storage space taken out for the dining play area, this would still be big enough for most. I would remove the existing study wall or at least open it up if structural to have the butlers pantry one side laundry the other with a gallery kitchen in front. Making the remainder the living space. Depending on budget i would raise the floor so that all this space is on one level. Depending on what the floor is or how many finishes you have i would make sure they are all the same. New timber floor, or new tiled floor, or carpet, what ever you like. If the terrace is then too low it might be able to be lifted simply to meet this new level. I would remove the hall cupboards to give more space to the living area and provide a wall with door if you like into the lounge room and guest suite from entry and then make the bedroom bathroom hall more private so that anyone staying will have a master suite, entry off entry, while family could still use the facilities. I think most people could cope with 3 entries off the entry, and the living door could be left open so that visually it can be seen as you enter the house, or if privacy is required, now that the hall cupboards are removed the entry to the living could be shifted down. If the laundry and garage were a bit bigger i would suggest a double garage, but they are too small. To keep the kitchen and dining in their current space would be one mistake after the other, unless you are overlooking some amazing views. Ros

Oh wow you have been busy! It's funny, I was at my Mum's today and we were discussing your plans. We decided the bunk room was a bit small and she suggested moving it back like you have done. Agree the fireplace will be be better on the western wall, with flow from the kitchen to the backyard with large doors. I'm torn about whether the changes to make the mudroom bigger are changing too much what I loved about the previous iteration, i.e. the void and the toilet placement. Although my hubbie wasn't sure about the toilet where it was previously as he was worried sound would carry into the lounge I never thought of that to be honest and really liked how it entered from under the stairs ‍♀️ No views to the south so no need for the window seat, would prefer the void I think and no need for bath downstairs. Which version do you think works better? Perhaps the mudroom was big enough? I mentioned earlier to think about dropping the wall next to the stairs to hip or slightly higher height to allow for the TV, as this would further open up the top floor and perhaps show the street art, ie the framed print. I know that you don't want anything else hanging from the ceiling but because of the ceiling height you will need a reverse hanging fan to bring all the warm air down into the room that will sit up there if you don't. The heater is because you had one shown in your posted floor plan, this is one of the fires available on my 1997 CAD program, that's the colour it comes in but can be changed within the program cheers

Thanks for all your replies and feedback. I haven't provided a lot more detail as the location of the kitchen/living areas go will dictate how the rest of the layout flows. This is going to be our forever home. We do not have children yet but planning to start a family soon. We are definitely relocating the stairs to the side of the property regardless as its current location is not really optimal. Louiab's point about losing that connection from the living areas to the garden is what we are concerned about, hence one of the option is to just open up the ground floor, keeping the kitchen and living downstairs and having bedrooms on the first floor. A third option would be have a formal living area at the rear of the first floor and have stairs connecting down to the kitchen and courtyard. That way, we can open up the ground floor to the courtyard and still keep the city skyline view in a common area.
