Door placements!

Hey All,

First time build, and looking for advice on door placements of our two spare bedrooms. Our home is being built, along with two development properties on the one block which means the wall of our spare rooms & bathroom are a party wall. We also have a narrow frontage so as a result the two spare rooms are only 2.6m wide.

Our main dilemma is with bedroom 3. We were hoping to make this our guest room, using the current queen bed we have but my partner is against putting beds under a window, and if we put the bed so the bed head is up against the party wall, there is very little room to walk past the bed. Yet, if we put the bed in front of the back wall (one that joins bathroom) the door will be right there possibly hitting the bed. So any suggestions at all will be appreciated!

Bedroom 2 isn't as big as a dilemma but still seeking any advice!

Hi Cassie,

I think there's a couple of options there, each with pluses and minuses.

1. Can you move the door to the other end of the room (max 1m from the window wall)? It would not be ideal to have a door opening in front of a window, but as a guestroom it's probably closed most of the time. That would allow you to have the bed centred on the end wall with enough space on both sides. You could have a table, little cabinet or an armchair on the window end.

2. Bed against the window - depends on your bedhead and insulation. If the bedhead is low enough not to block the window it's okay. Just bear in mind that if there's any draught from the window your guests would get a sore back.

3. Bed sideways along the long wall in the corner or anywhere along the wall - the bed would not work well for two people, one would have to climb over the other to get to the bed and making the bed is hard. The door is only 82cm (usually) and you would have 107cm space on the side so the door would not bang the bed but it would make the space look smaller and more like an afterthought.

4. Bed against the long wall - no, too tight.

I would move the door if I was you.

a few door variations to consider and the same variations could be considered for the other bedroom.. the limited walkway around the bed in an occasional guest room will not need to be as spacious as a room used every day and the room can be made very welcoming with nice linen, a narrow bench (inside the wardrobe or at the end of the bed) to sit an open suitcase, a few pretty coathangers and a bedside lamp

Thanks siriuskey and Jen! I have been toying with this idea already.... also with making the current main bedroom into a living area (as it would make a nice sitting room, it has a great garden view). Actually, since I originally asked for help on here we have booked the job in with a builder & plumber.... still have to line up other trades but it's not happening until June next year. Below is the plan I ended up giving to the builder for his quote... but of course I am likely to change my mind about 50 times before we go ahead! Especially since as you'll see, the planned ensuite is too narrow, we will have to make it wider. RE having a WIR for the maswter, we decided a BI would be ok instead since we dont have many clothes and we'd rather use the limited space for bigger bedrooms. Also we had to double our budget to $100k as $50k (our original) wasn't going to cut it!!!! ( & we'll still have to be very careful with our spending).

rhyzar perhaps send through a larger floor plan please so this all can be understood/analysed in context? how far along is the project? Good ideas here however it's assuming capacity for changing/taking over passage/access to what appears to be leading down another passage at the top of the page? Or am I missing something? Another way to do this without completely taking over passage space is to flip the powder over to the external wall which would enable natural light into it. I'd also vote for a double basin set-up. The following needs to swing the toilet sideways to the door for better fit and comfort, a long towel rail, a long recess beside bath and a smaller in shower, a 1200 screen should be enough as the wet area is contained in the rear of the bathroom, my 80's shower is 1800 and is sufficient. A floating vanity 500 deep and however long you want, mine is 900 you may like to keep space for a towel rail and waste basket beside the vanity

That's interesting to see the photos, I just re read your dilemma, it would certainly be more cost effective to keep the toilet where it is and I personally think it's in a better position with the pocket door pulling back towards it keeps it private whereas the other toilet will be exposed by the door doing the same thing. Even keeping the shower plumbing instu directing the water away from the window. My 3 way bathroom has the shower setup like this with a 900 square with another 900 space beside it 1800 total with a smaller window in the 2nd space for standing and drying. you have a longer 2400 space total.
