Comments (4)Congratulations on your move! Cost for buying custom cabinets is like buying a car... they can all get you from point A to point B, but can vastly range in price. You will need to provide more information to be able to provide a cost estimate. But to give you some tips... Design choices that effect the price are: SIZE: Obviously, the size of the unit effects the price. 2) FINISHES: Two pack is dearest, single pack next, timber veneer next and laminate the cheapest. On an entertainment unit single pack is acceptable unless you want high gloss, which is only achievable in two pack. Finish will change the price by approx 15%. 3) FUNCTION: Drawers are the most expensive component of a unit. Whilst a bank of 3 drawers may cost $600, a door covering the same space can be $150. So if you decide to have 2 banks of drawers instead of 2 doors, the price difference can be around $900. 4) STYLE: Clean contemporary style costs less than period style because of less detail in the manufacture. So when getting a unit designed, have a photo of the wall, a floor plan of the space with dimensions and ceiling height, size of television, amount of equipment required to be stored or any other functional requirements, and style of the apartment. This will provide enough information to get something designed. Better still, get a designer / maker out to give you an onsite consultation and they can draw all this information together for you and provide a concept and price. Comments (20)As previously mentioned, not traditional baths can be a nightmare with kids, so if kids are on your agenda, have a good think. Also, if you are not going to stay in the house for a LONG time, consider resale. Parents look for traditional baths for young children and non-traditional bathrooms look good, but can be a real turnoff. If this is your forever, no-kid home, go for it. If not, perhaps reconsider. I am also wondering why you are looking to spend so much on a bathroom that you will not be using (apart from the bath)? Just be careful you haven't overspent/overcapitalised on a portion of the house that really only needs to be functional and modern. People might love the bathrooms on the block, or whatever, but they buy houses in their price-range with functional amenities. Just some food for thought. Comments (4)there are numerous Sydney based building companies that offer a KDRB service and many that offer display homes that can provide an excellent starting point for house plans that can be modified to suit.. check websites that have designs (with prices) identified by width of block, size of house (50 squares=465sqm) number of bedrooms, bathrooms and garages for suitable houses and ask for quotes based on your specific site and be prepared for much more than you expect but probably less than the cost of a house needing major renovations that doesn't meet your needs.. and of course you could hire an architect to achieve a truly custom designed home but a few tips would be to obtain a proper site plan showing exact length of all your boundaries, direction of north, locations of services, a detailed contour diagram showing the precise levels of your land and contact local council to find out the maximum size house that can be built on your block and any restrictions for height or easements...See MoreHelp! Comments (26)Alright brains trust! For anyone who wants to tackle this weekend's options. House one is a total crazy town - 250m2 of living space, with the top floor rented out separately (with a separate entry). We'd want to bring the two levels together into one house. House two is a little place, on a good size corner block. Our dream requirements across both houses are: 4 bedrooms, including main with genuine WIR and ensuite At least 2 bathrooms with a separate toilet (or 2.5 inc a powder room) Two living spaces Open plan kitchen/dining, with a big island and a walk in pantry A mud room connected to the garage Maximise indoor/outdoor flow, with light - it's Canberra, so we have both -8 and 40 with depressing regularity. Both of the properties are brick veneer, timber bearer and joist floor and conventional truss roof. House one has a SW facing facade, 780m2. House two has a S facing facade, 990m2. Both are flat blocks, and easements are at the edges of the property so no real encroachment issues. Unfortunately I don't have legible floor plans, other than the agent's mock ups, for either.
