Comments (4)Very interesting and brave addition. Did a similar design for a friend of mine who decided to be an owner builder and these are his comments and a photo he sent me. "Welcome to 2015. Sorry we didn't get to send Xmas cards this year - but guess what? Because some one designed a ' holiday house on steroids ' we didn't have time. What was to be finished in 6 months, that took 18 months, what was to be a walk in the park, turned out to be a iron man contest, what was to be a simple little extension seems to have turned into something quite MAJOR (excuse the pun). Comments (19)Hi Josie love that area! I used to live and work nearby..... Without knowing the budget or what you intend eg living there / going to make it a family home / investment property, there are quite a few options that depend on answers to the above. sticking with your original question, there are companies around that prefab the entire second storey that is installed in 1-2 days ( the structure install only- doesn't include roof prep etc) This includes the roof, finished walls (exterior and Gyprock internals). Your builder then needs to do the staircase, paint, finishes, bathroom fit off etc but it is very cost effective and is in the $1500m2 range. you obviously need to renovate the existing but $2500m2 is a good guide as others have said.... It really depends on your taste and again, whether it is a home for you or an investment. I understand the detonate thinking, however the existing layout can be worked with. Before detonating, it would be smart to speak to the Council about your setbacks etc of the existing home as quite often the existing home is closer to the boundary than what a new home could be. For a quick and dirty answer to replacement cost for a new double storey home, speaking to a double storey project builder with standard designs will allow you to see what works without a lot of expense as they can advise if their designs will fit. Comments (14)Seems like advice has been well covered here, but to add my 2 cents.........it ultimately depends on what you are seeking and expecting from a professional. Off the bat engaging a professional is not something you should "accept" to have to do, rather it should be something that you are actively seeking........I work with people in a range of contexts but to be clear there is a difference between people who are expecting to "buy" a particular end result with some knowledge of what that will be, and others who engage in a professional design process and embark on/trust in the "journey" so to speak that works towards an customised/crafted end result. It's horses for courses and one way or the other is not necessarily suited for everyone. For example, my particular way of operating is probably similar to Dr Retro in that I approach projects with flexibility and respect for the client's needs and specific context. The creativity comes in to play in negotiating these unique aspects and therefore results vary widely from project to project. Alternatively you can find designers/architects who essentially are a "brand" delivering similar end "products" in that you'll be able to get a clear idea beforehand as to likely what end result you will get with them at the helm. Similarly to Dr Retro, I provide a particular stage of frontend/contained service that I call a "Feasibility" exercise in that various options and scenarios are considered specific to client's particular needs/goals within the properly analysed context and some proper/hard costings are applied. This provides the client with legitimate and viable options in broad format and critical information to ascertain what the best balance/option will be for them. For example, we can consider scenarios of alterations/additions in various configurations as well as comparison to new rebuild scenarios - there is never a single right or wrong "way" as to how to achieve certain requirements, however I do find ultimately that the Cost is the ultimate controller and without proper and professional understanding on what particular design moves/options one way or the other will cost you really are literally walking around in the dark in regards to making critical decisions moving forward for your project. You are (not surprisingly) stuck here, I deal with this situation all the time I know exactly where you are at.....all I can say is that there are professionals available who can help you achieve the best outcome, and you need to consider/understand and be comfortable that this is part of the process and is a necessary and critical investment front end to ensure the eventual physical build has been properly considered........ultimately my advice is to research and seek a suitable professional you can trust and work with :) PD...See MoreExtension and renovation in northern suburbs of Melbourne
Comments (13)we've found that renovation is usually a much more expensive option than building new and siriruskeys idea of a separate new building connected by a link to the old house would be my choice for most older homes needing renovating and unless the original house is in very good condition and has many redeeming features that you want to keep i'd collect some quotes for a knock down rebuild for comparison and also try and identify the variations in renovation quotes.. the variation is huge and implies a major difference in work to be done?? it would be interesting to see your plans...See MoreMB Design & Drafting
