Comments (37)Good on you abstar9511 for choosing to Renovate! I've personally gone through a renovation in the last 18 months and it is worth it. From the pictures the house looks to be in fairly decent nick for a Perth original, especially one by the beach with our salt and winds. Comments (15)Hi Kat your house reminds me of our first single front Federation, it had one main room (bedroom) at the front that went to the boundary, set back on the other side was the entry to a narrow entrance the width of the front room, on the right were double glass doors which opened into the living room with fireplace on the left and a beautiful large leadlight window on the right which you looked at the neighbours brick wall of their house approx 1 m away. Then behind this room there was another large room dining/family which had French doors opening onto the narrow side access to the rear of the house. (neighbours wall) In the rear space of the house was a bathroom and a galley shaped kitchen on the left side with the square space cornered by both the kitchen and dining room a covered in Verandah which became the only other bedroom. The toilet was out the back. So I think your house started out in a similar layout, except unlike us you had a long passage to access your rooms where as we had to walk through two of our rooms to access the kitchen etc. Definately think that your now ensuite was a verandah and the room behind that possibly an enclosed Verandah (fixed walls on the lower level with windows above, the lower walls would not have been lined) which would have been as you said laundry etc, I wonder where the original bathroom was Would be good to check with council to see how it looked when first built. cheers...See Moreextension & renovation ideas
Comments (9)Hi Renee, We always try to give north aspect to living areas and east (for morning risers) or west (for sleepers-in) to bedrooms, minimising south aspect. Given the backyard is north-facing, and that the existing part of the house already suits smaller rooms, I would keep the existing part of the house as a bedroom wing, with the living/dining side becoming a master suite and 4th bedroom (windows facing west) with central corridor. The existing bedroom facing south could have a skylight added. Alternatively if you are a morning riser, for slightly more cost you could turn the existing 2 bedrooms into your master suite with east windows, and turn existing living side into 3 bedrooms . There could also be enough room for a sitting room/2nd living area too off the central circulation spine, especially if you space the new extension from the existing house with a courtyard on one or both sides of the corridor. Then a simple rectangular extension (assuming budget is critical) for your new open plan living /kitchen /dining facing north, with a full-width deck. Comments (7)Decide on a budget that you can afford. I'd suggest to engage a local designer - architect, building designer or a design focused draftsman. They'll know local council requirements and can come up with a design to suit both budget, council and your brief. They would also know the builders in the local area. I'd keep it simple (KISS) and avoid moving to many existing walls. Good design will make it look like a simple layout! You'll get lots of information from Houzz.
