We recently purchased this house, it has a challenging shape to say the least. Could you suggest what can be done to maximise the space and also value. We are currently renting this out and would love to make extra income/
congratulations, I think if you are renting the house to others I would do any repairs, paint and make sure carpets are in good clean condition, it looks like it's already a great house and would save any major changes until you will move in.
But having said that I would look to getting a second toilet, making the toilet already in the bathroom into a powder room and adding the new toilet into the floor space within the bathroom. Other than that expand the laundry to fit a toilet. I think the current bathroom area would be far cheaper though.
But because there's a swimming pool, a shower & toilet in the laundry area for access from the pool would be best. do both! cheers
subject to confirmation by local real estate services i also suggest adding internal access to the laundry and convert rumpus to an extra bedroom (close off doors between rumpus and living) add bathroom with access outside through laundry (optional extras to improve spaciousness would be to remove the wall between the two meals areas and add sliding glass doors to outdoors) nb placement of the small hallway and door to the new bath etc is designed to retain wall space in bedroom, living an dining areas for flexible furniture arrangement and privacy for the toilet and bedroom
if it was cist effective to convert rumpus to a master bedroom with ensuite you might maximise your rent, first of all I'd check the rental difference between 3 and 4 bedders in your area to see if it's worth it. i don't see many tenants in a 3 bedroom, 1 bathroom house needing three living spaces
I would make the kitchen, living and dining one open plan space and add a second toilet/powder room or extend the laundry into the rumpus and do a combined laundry/powder. From a rental perspective, if you opened up the main livings (which is expensive) you could then create a master bed and new ensuite with the rumpus and join the plumbing with the laundry.
