Our Queenslander is on a steep block and we are looking to dig out & build in underneath. I've had a hard time of figuring out the laundry & downstairs bathroom. Not sure whether to include toilet into bathroom to save space.
I would like all bedrooms downstairs to be around the same size as I have 3 children. I think the entrance & bottom few steps of the stairs could be readjusted to make stairs slightly L shaped. Entrance could be slightly bigger. Kitchen has to stay where it is as it was renovated a few years ago.
Any feedback would be appreciated.

Comments (40)Do you have to use the smaller front boundary for the garage? Is the noisy living space going to work with all bedrooms coming off this space? If the garage went to the south and can it be on the boundary in Sydney, that would leave the middle for bedrooms and the northern aspect for living, as most Australian houses benefit from northern light. The front setbacks would make an ideal outdoor space which high fences or high shrubs if not allowed high fences, if on a busy road most councils allow you to have sound barriers, leaving the entry to the house to come in off the long boundary, which you can make more of a feature. You have a corner block which is always a bonus. The beds will then have a quite zone, the living can have that northern end and cars can be pushed to boundary. Always look at the site before you look at plans. Always make sure the living aspect overrides the plans. Comments (10)My rough scratch , I think there's wasted space in the Master ensuite/WIR, by moving that along allows more space for the WIP/Laundry/Powder Room. I think you really need to consider a separate toilet as the others aren't very convenient. Move Fridge oven cook top. You mention a family of five so I think a study computer space with storage would be ideal to keep an eye on the kids while you are preparing meals, it also gives more room in the family area etc. A rear entrance via the laundry/WIP for easy acces from the car under the covered breezeway? Comments (51)siriuskey, Yes, the courtyard is open to the sky (no roof over it), I assume this is what you mean by double story. Ref. below photos, I would love to get this look, especially the first and last photo, where you can see family living space from the first floor. I can't achieve this in my plan as it eats a lot of floor space upstairs. The referred plan (photos) has a very big void combining staircase, hallway and dining area. I know it is not easy with cooling and heating when you have such a big void. So, I explored a few ideas (with my limited knowledge on this topic) before achieving the current floorplan. I have also thought about, in my current plan, extending the void on the staircase to the dining area (it is more like L shape) but i wasn't sure if that makes any difference. keen to hear your thoughts....See MoreFeedback on renovation plans
Comments (8)Thanks for the feedback everyone. The idea behind having the study and TV room next to the bedrooms was that so the parents could have our own space to work and our daughter will have her own play space, ideally that's where she'll be spending time with her friends etc and eventually can be used for a study (she's only 5 now) Agree that having the bathroom off the living room isn't ideal, one idea we've had suggested is to indent the room more so at least it's not as obvious. We've relocated the plumbing as we'll just be knocking down the back half of the house from where the dining room ends. Moving this to the other side allows us to open up the space more so we can look straight out to the deck and backyard from our living/dining space. 6 years ago10anp House faces due north so front entrance is facing north. Land falls away from back. So back is higher than front.
The square box outside master bedroom is our current combustion fireplace. We will probably move it when we do the renovation but it was left in the plans in case we wanted to keep it there.
Where else could you plug a powder room if we don't put one off the kitchen? Any ideas?

6 years agoi agree you need some more walls and the study could have short Queenslander louvres on two sides and a full width desk/sewing bench across the alcove with drawers under but the room is not really big enough for more than a single bed or the Balinese day bed could be in here or against the stairs and an alternative position for a sliding entry door would also allow for better furniture arrangement in the study and another option for the heater and, do you have another doorway on the other side of the study? if necessary, that opening could also have a full height cavity slider to match the study and create a lovely open airy room that can be closed up when needed

6 years agoThe daybed is on the verandah as shown in picture. Lourves/windows are interesting though as there are already lourvers in the bathroom which will become the study as it was the old sleepout once upon a time. I would like to put a sofa bed/wall cabinet bed in the study.
