- Any wood fired heating we have would be purely run with wood from our farm, as opposed to buying anthracite. We would really like to have woodfire doing at least two jobs, i.e. cooking and heating/heating and hot water/cooking and hot water (as we are under the impression that solar hot water would not be enough in winter??). There's nothing like lighting a woodfire to keep your house warm, except for the great big hole in the insulation that it causes. As beautiful as they are (and I'm a massive fan of open/wood fires), they are pretty bad when it comes to ceiling penetrations. A lot of insulation is lost by having an open fire, a wood heater not so much, but still bad enough. For heating, the best advice I can give is this. You need a battery storage system! Then whatever type of heating you go for, you won't run out of energy for your cooking, cooling or anything else you won't to run at the same time. I believe this is a necessity, not to mention a very smart investment. If you want to be off grid, then be completely off grid. I personally don't believe in still being connected to the grid and having the energy your home creates, sold back to you for an absolute pittance. If you invest in a good battery set up, it'll last you up to 15 years and you'll have never have to worry about heating or cooling. I visited a house about 12 months ago that was off grid for power. They purchased an induction cooktop and electric oven, that way the idn't have to worry about refilling gas bottles or having a gas bill come in either. They didn't have the smartest idea when it came to lights as they were still using halogen's, but even still, their battery system never went under 80%. Even during winter, with two teenagers, and a couple of plasma tv's, playstations and all other sorts of electrical goods that they used. They were never too careful so as to make sure they had power in reserve. They just lived life and if they needed to make adjustments, then they could've done. But they didn't need to. That was all done with a 5.5Kw/H system. You'd be surprised how well solar hot water works. It just depends on the type of system you get. Again with battery backup, you won't need to worry. - We are planning to insulate the slab, but have not gotten as far as deciding what product we would use, are there several different products like the one you described? We do plan to have polished concrete flooring throughout the entire house – with the possible exception of bedrooms on the south, if absolutely necessary they will have carpet. I know it's probably more expensive, but I would recommend the Kingspan K3 Floorboards. It is a brilliant product and I recommend it to be used in all my jobs. The effect it has on an energy rating is massive. Depending on the layout and orientation of the house, just by adding slab insulation, I have noticed an increase of almost a full star difference in the rating. So that's from 6 star compliance, to 7 star above average. I still haven’t worked out why I can’t upload a picture of our plans, but will do ASAP as we would love to hear feedback on our plan. As for the layout, you just need be mindful of window sizes and orientation. If you have the time before you build to play around with a few different variations of your plans, it might be a good idea, as just by changing a couple of small things, it can give you large benefits. One of the main focuses I have with my business is to help people such as yourself utilise the energy rating software to make small changes at the design stage, instead of just using such a powerful tool at the building permit stage. By then it's too late to make any significant changes. Just keep that in mind. It's a small price to pay to know that your house is going to be as energy efficient as it can be. Hi Susan, My husband and I have just completed a tiny house build, and I can definitely recommend it. The price works out much cheaper than a shipping container house according to my research ($60,000 as compared to close to $100,000 fully finished) and you can easily enough rent a parcel of land to live on rather than buying to build on, at least initially. Obviously you need to carefully research council restrictions for wherever you decide to live, but this could be a much easier and cheaper option for you. Depending on the size, setup and local zoning, tiny houses generally don't need DA approval. Instead you register it as a caravan and if you rent a parcel on someone else's land where there already is a permanent dwelling, you're generally fine to live there (though I'm certainly not an expert on the legalities). Then if, in the future, you're able to buy your own block, you can hitch it up to a ute or 4WD and move it with you. Something to consider anyway, and starting from scratch with a tiny house on wheels can actually work out a lot easier than retrofitting a shipping container with internal framing and walls, insulation, windows, doors, etc. But as everyone else has suggested, make sure you do your research properly and do what will work best for you in the long run.

However, it is important to be practical. If you’re renovating your three bed, one bathroom home and removing the bath tub and installing a steam driven wet room you may not recoup your costs. Bring the Indoors Out or Outdoors In Houses in the suburbs of Brisbane built prior to the 1980’s had one major failing. They rarely address the properties outdoor space. Over the last 30 years, Australians have embraced their climate, their love for the outdoors, the sun and the good old fashioned weekend BBQ lunch and it wasn’t until the 1980’s that we started building houses that reflected this. Many of these older style homes built in the suburbs of Brisbane including Kenmore, Chapel Hill, Indooroopilly, Chelmer, Graceville and Sherwood have living spaces located at the front of the house, kitchens and single bathrooms central and living quarters at the rear. Compare this to new homes built today, where open plan living is king, bi-fold doors, over-sized decks, sprawling family rooms that seamlessly roll into the tiled outdoor entertainment area. Bedrooms are confined to one side or the upper floors allowing expansive living and recreation space blurring the line of inside and out. The challenge in these older homes is creating spaces that can better address their outdoor space of which there is usually an abundance. Flipped the homes layout moving bedrooms towards the front of the home and pushing living spaces towards the rear is a great way of achieving this. Opening up the space and using furniture both fixed and moveable to delineate the usable areas. The simple addition of stacking sliding doors or bi-folds flowing onto a deck or patio off the kitchen of dining rooms instantly will transform a family home.

I’d like to create an attractive focal point from the kitchen to the garage wall, rather than just have an off-centre garage door (i.e. going for a look more like the below). I’d also like more storage so I added the partition wall, which could also have cupboards on the garage side. But your vestibule idea could work too. I will look into that while taking into account the other ideas from houzzers here too. All very helpful. Thank you. Dreamer – thanks for your suggestions as well. These give me food for thought so need to ponder more. I’m not sure there will be enough space for a fridge and an island but will draw it up and see. Just to give you more info here, not essential, but I would have liked to be able to have another tv (hidden in a wall-mounted cabinet) on the existing east-west wall that divides the kitchen-tv-formal zones now where the tv faces the kitchen so I can watch the news while cooking. I have looked at adding storage to the entry area as I think the house needs more storage so I will look at this some more again. Thanks again.
