Comments (42)Hi there Nick, looking at your photos you look like a modern hamptons family which is lovely, do you live in a warm climate. I did like the photo you posted of the open plan living and think that you are on the right track with interior colours I have marked out how I would like the first floor, I have moved the kitchen to the end wall to line up with BBQ outdoor kitchen, plumbing for this would have easy access via the garage below. The white tiles look lovely and hard wearing for the entrance foyer and Rumpus room, the stairs in timber due to the amount of traffic even continuing in up stairs foyer kitchen dining living, Carpet in bedrooms and downstairs theater. Kitchen in white but possibly Shaker style white doors these are very popular. Using existing sliding exterior doors if possible from kitchen.Dining to verandah, I think this ceiling would be best kept white to help reflect light back indoors, the tiles appear to be in good order but you might consider changing these along with new upstairs flooring Some where for a laundry shute would be handy, actually a Dumb Waiter so you could move the laundry with ease both up and down! The roof painted a soft colour, grey/white or off white, the verandah railing could be the same colour or you could do glass. Comments (33)I agree with strawberry47 but it just makes it like home. You will have to measure the area first your dining chairs have to sit on the rug fully when pulled out on all 4 sides and then add a bit more for good measure otherwise it will pull the rug every time you want to sit. What is really good option is to go to local carpet place ask them to show you what remnants they have and pick nylon if they have it. Rugs are about 4m wide so you only need about 2.5m and get them to overlook to the size you need . They are usually under$100 for a linear metre. It really won't break the bank. Comments (13)Hi Lauren, be careful not to necessarily write off an extension thinking it will be more expensive than doing something within existing footprint.......depends on what your goals are, and also what your site is/how much space you have to play with......sometimes it's actually/arguably better return on investment to extend, but it of course has to be balanced up against the work involved with the existing.....you can still spend arguably a lot (more) reshuffling within the same footprint......Start with your goals ie what are you endeavouring to achieve, set a budget, and work from there. Design to a purpose for what you need....it's not what other people think, its about your home so the starting point is clarifying what you want and need. You're thinking about a long term, growing family - consider zoning and separation function requirements. It may in fact be a better investment for the future to minimise work on existing, consider a simple extension to the side to accommodate an open kitchen/dining/living that way and retain existing living for a 2nd living zone for kids....arguably better value injection.....but oklouise has some valid suggestions/ideas, but ultimately it will come down to clarifying your needs and how much you want to spend in order to make the best design decisions moving forward...good luck :) PD...See Moreadvice on changing floorplan to open space and in suit

The various floor plan ideas are only valid if they align with budget. Budget limits should not be sidelined until down the track.
