hi we have about six months ago now, re done our bath room , similar size to yours, and , i can take some photos and email them to you , we have maximised space, and walls , put in a white stone bath under the window , it is a metre in width , with a cool water spout coming off the centre under the window we pu t afalse ledge in to sit , candles etc on , , we tiles floor to ceiling, off white , wall mirror cabnit with three mirrors , inset into the wall so its only sits out a we bit from the wall tiles , floating bath room vanity , so that it makes the floor space look bigger , . matching stone square basin sits ontop of the vanity to one side so plenty of room to sit all your bath room stuff when need be , seperate shower all tiled as well , with inset , shelves for shampoo etc, also , when you open the bath room door and walk in when you close the bath room door behind it next to the shower is a very narrow floor to ceiling shelvec for towels, now the hole is there we jaust havent got the shelves put in yet. , we gt loads of comments as the bth room dosent look small evn though it is , , most expensive item the sqwat extra wide stone bath , made to order basin / tap ware and shower spray thing ,oh and the white stone vanity which we had made to order as well , due to the sizing .

You see how horrible the green looks now ? Even the brown ? That was trendy in the 90's . Grey will go the same way , personally i feel it has . Wood is warm , the steel blue in one of the pictures is underutilised IMO , charcoal hides a multitude of sins . I'd definitely break a verandas look , with a charcoal base . I'd go with natural varnished timber verticals , and be tempted to do a lighter steel blue deck and handrails , as well as the gutters . I suspect the gutters won't even look out of place against the brown roof , as long as they look light and slightly industrial ( steel blue does that ) . You could even go as light as surfmist for the gutters / rails / deck without it looking 'funny' . The garage would be a challenge -- I'd personally try and get an orangy beige to reference the bricks , but that would be tricky . So probably settle for steel blue or surfmist or whatever shade of light silvery blue you opt for . I wonder how long your windows would last painted though -- given their age , I suspect they may have started to oxidise , even if they haven't , they would need a lot of prep . By keeping fairly light colours on your gutters . handrails etc , the windows maybe won't look too bad , as they look a relatively light golden shade . Personally , I'd consult an expert about the windows . Hopefully given you something to think about ?

Having just finished my Renovation - including relocation of the Kitchen - I can sympathise with your dilemma. Consentino put out an incredible array of beautiful 'man made' stone benches and it's so hard to know what looks good with what. If you are near a big city, you might be lucky enough to be able to visit a purpose built Consentino showroom where they have most of their products displayed on bench tops and on the walls etc. It's worth the effort if you can do that. I used Consentino's very expensive Dekton for my bench tops and it is quite dark. I don't have any problems with cleaning. My major problem is My husband - who tells everyone who will listen, that I cornered the market on stone gold. Secretly though, he's very proud of the look, as am I. Like you, I was having a difficult time trying to decide on the splashback tiles - until my kitchen designer worked out that I would have just enough left over that I could use it behind the hob and also on the wall behind the Coffee Maker. It meant zero waste and I'm so pleased with the effect. I've attached a photo to help you see how it came together. If you are able to do this with your benchtop, it will be a huge saving to you and will give a cohesive look. As for which colour. It's really such a personal thing, however, if you have been following kitchen trends you will know that people are moving away from all white kitchens and adding more colour. Because your flooring appears to have some dark tones - almost black, I think that you could get away with a black stone that has a small amount of white marbling. as usual the real estate plans show inconsistent dimensions so first task is to manually check all measurements including precise location of all doors, windows, power points and plumbing and based on experience with investment properties my suggestion include space for a standard size lounge and wall hung TV, minimise demolition by only partly removing walls between kitchen and dining area and use standard sized cabinets, fixtures and fittings that are quick and easy to replace ie a standard upright stove and wall mounted microwave and good sized fridge space with pantry storage drawers in the island and optional extra matching cabinets along the back wall and install a sliding glass door and bigger deck with basic pergola for alfresco area (and does the deck need a fence?)
