@Tribble - the situation is the same in Em Bee's part of the world as in ours. Aging demographic, lots of immigration and also internal migration, and of course offshore buying. But where I live, the issue isn't so much competition, as the inability of builders/developers to read the market. Our own builder (small builder, one project at a time, some of them industrial, not housing) told us that the two-story houses in our town were simply not selling that quickly, whereas the one-story houses were listed and gone. (He sold us our house before he tore down the old one, and sold the other house on the block about 3/4 of the way through the build and before it was ever listed. The two story house around the corner from us was on the market for 8 months). I'm not a huge fan of government intervention in housing (I saw public housing in the UK and that was not a good thing) but I do think strong regulation on foreign property buyers is appropriate. That said, I also think the builders need to get their heads together and recognize that there's a boomer population that has a bit of money and wants something different than the bog-standard two-storey box house. Time for the developers to catch up. Okay, sorry, second rant for the day.

Rendering a house is an irreversible change, and FYI the spelling of my name is Eastern European - I'm named after my great grandmother, who was Polish and whose name was also spelled that way, so no, my spelling has not been modernised. How insular of you to assume it was. And even if it had been, I didn't choose my name - my parents did, as most people's parents did. You may not understand the heritage value of the midcentury, but that's exactly my point - in the 60s and 70s, no one understood Victorian and Edwardian houses had heritage value, so they vandalised them. These days, people like you don't understand the heritage value of the midcentury, so they rip it down or vandalise it. You're repeating history and you don't even know it.

Just to confirm I have taken the great ideas presented here as advice only and have no intention to do some dodgy diy reno's. With the exception of a couple of quirky exposed timbers as you can see in my pictures there are no other exposed beams. As you can also see from the pictures there is a large roof space on the right (east) side of the house but the ceilings themselves are flat with a slight dip on the north wall. Based on my own personal experiences I would have to agree with Two's Company that there is a tendency towards rendered brick in WA (although there are still many exposed brick houses in my suburb) while double enclosed double garages are also highly desirable. I would also agree that toilets within the main bathroom and non traditional laundries may be considered unusual by many (but not all). Ensuites with toilets however are still very common. Also due to the nature of our work we would prefer the laundry separated from food/kitchen area. For a 4x2 house it is only around 155m2 excluding carport/alfresco which makes the rooms feel quite cramped, hence the desire to open up the family room. However, as Two's Company suggests we will need to first get a builder/eng in to check load bearing walls etc as this will undoubtedly affect what we can achieve within our budget. Having said that I still excited by many of your ideas and with luck hopefully can work some of them into the budget. Cheers all :)

Hi Will, we have the Taurus and certainly love the look. We installed it late winter last year so it’s only recently that we have really put it through its paces. We have a huge open plan area to heat and this does do the job but needs a constant supply of hardwood to keep it effective. i am a bit disappointed at how quickly it burns through the timber even when turned down. it is absolutely cold by next morning and does not provide warmth overnight. it also billows smoke whenever the door is opened though this eventually lessens as the heat builds and the timber burns more efficiently. The firebox is quite shallow and it’s a challenge at times to stoke the timber safely as on occasions the coals and logs teeter on the front edge and it’s easy for them to fall out. We crafted a steel lip to sit in front as a prevention. And lastly it’s disappointing that no matter how much we try we always end up with blackening on the glass which requires daily cleaning. i’m guessing this is related to the abundance of smoke that seems to remain accumulated when lighting the fire and getting it going over the first hour. And yes, our firewood is excellent quality and dry but i can’t help thinking there needs to be a redesign to allow the smoke to travel up the flu rather than remain in the firebox.
