From Blob to 'U Shape'

Hello all,

We have a 1970s home and have done some cosmetic changes and now need to decide to rebuild or renovate. Moving at this stage isn't an option, unfortunately.

I have attached a picture of our current layout as well as what we'd like. We have done some pretty extensive renovations on previous property but nothing as big as this so would really like to get some unbiased opinions.

The "carport" on our current plan is also under the main roof - if that could be utilized within the plans it would add on another 20sqm approx

If we decided to renovate, we would fund all but the pool with our own cash so if it can be broken up in to stages that would be even better on our hip pockets! But again, I'm not sure if it's more cost effective to rebuild.

Also, we live in Perth, W.A. so no doubt that will have an effect on renovate/build prices.

Sorry for the long ramble but I'm driving my husband mad by asking him the same questions over and over!

second plan is too small to read but is this a sample of the type of house that you would like or a proposed renovation of the existing house? is it correct that you would like a double garage in the centre of the house? what direction is north? what do you like and dislike about the existing house?

Sorry about the small plans - I'll try upload a better version shortly.

In regards to the garage on the middle, i'm not so keen on that, but was going to use that as more of an internal courtyard/entrance way.

The rear of the house is north facing and we have view a nice rear outlook which was why the two separate living areas at the back was more appealing

It's probably quicker to list what I do like about this house as opposed to what I don't ;-) but basically there is a lot of internal rooms, due to the addition of the family/games rooms before we bought the house. The kitchen looks on to the back of the bedroom wall.

Also, as we our needs change as a family, it would be ideal to have a separate teenagers retreat - which is why the two pavilions under the one roof was appealing

After taking a while thinking about your proposition the biggest problem with that is not having a cabinet with large drawers. I think there are other interesting ideas I can appreciate from your photos apart from my primary dilemma. The area alongside the cook top isn't used for it's intended purpose as a work bench. We simply have our appliances set there and this gives me food for thought as a pantry next to my stove. I would like to have cabinets above my fridge too, I use the top of the fridge for bread, cereal, etc. It gets dirty and things fall behind the fridge. Lastly I think the position of my fridge is impractical and better placed at the other end of where we have foot traffic.

yes, lots of glass..a couple of suggestions to the south side, change double glass doors to timber, matching the garage door, keeping the sidelight windows. Landscaping will definitely help, perhaps a timber screen could be used as well. I think if you stick with the original design, and enhance it with double glazing will work wonders. The sunroom can be extended out to give more space, make a side door to access the courtyard, and possibly another side door to access the patio behind the garage. I wouldn't mess with trying to turn the courtyard into living space, can gym equipment be setup in the garage? Not sure the rules about doors opening onto a spa in the courtyard either..it could be subject to restrictions.

My kitchen is primarily 'burnt red' and the red bricks , which are slightly less brown than the burnt red . the ceiling is white , with stainless downlights , the rest is red , charcoal , white , the odd fleck of grey and black . The floor and blind are brown wood . I don't consider it overly decorated . It opens to the dining room , which is also a natural wooden floor , a black glass top table with black legs , black steel framed chairs with red leather seats and backs , an almost black wooden sideboard , a couple of big colourful abstract paintings , and 3 walls are wallpapered in a wheat weave pattern , the 4th is that red brick . There are 2 large wooden venetians too . The lounge is , yep , red leather lounge suite and extra chairs , there's even a red leather footstool that is heart-shaped ! The TV cabinet is custom made and is nearly 4 metres long , all wood with a dark stain . The floor is wheat coloured carpet with a large shaggy red rug , a black glass coffee table , a 65 inch TV and 7 speaker home theatre , a couple of those polished search light spot lights on wooden tripods , and several original paintings ( only 1 is an abstract , the rest are people , although a couple are Picasso-esque ! ) . Not much white , not a great fan . I'll put up some pics in a couple of years when I've tidied hahaha .

Also if i can avoid moving air con for now that would be great. The next phase of reno will be to take down the wall between lounges and put aircon on the front wall of the lounge as it's the only other outside wall it can go on. Here might be my plan for now. I'll put the kitchen in place and figure out if i need to add more storage to office area. Will add range hood and a few long open shelves like in the image below (and is also the look i'm going for decor wise)

we need basic measurements of the existing house, distances from outside walls to all boundaries, what is the shape of the roof and what are the walls, floor and roof made out of and ho many bedrooms including study and guest rooms do you need??

pending correct measurements these rough idea creates some separation between kids and adults although with enough space a master suite looking towards the view would be better
