Comments (4)How attached are you in having a separate Living room? One option is: remove the wall between the study and Living room, remove the doors between the family and the living room, add french doors between the family and study. Tv and media then move into the study with the option of french doors open or closed to allow these rooms to become one or separate rooms. (in essence a bit like a keeping room) The living room and study then function as one room. I love interior french doors because it provides options in how the space flows depending upon the number of people in the house, the amount of noise I want to block, or the mess I want to hide without blocking light. Comments (2)A Craig - your roof is what is known as a Mansard style. Search 'Mansard Style roofs' on Houzz for a lot of examples that may give you some answers (see one below). Obviously this home was built pre aluminium guttering that does not rust so to replace the existing guttering with seamless aluminium should solve your problems. It would be worthwhile replacing the downpipes with aluminium too. A bigger problem you could probably have is matching the existing tiles, but from photos on Houzz it does appear you would be able to get away with a different tile or even use a slate were you to change the flat area to a slightly pitched roof. Your existing tiles can be resprayed a different colour too. Call in the experts, the more people you speak to the more ideas you will get. Afraid whatever you do will be expensive, but consider it money well spent to alleviate any future water problems - water does so much damage that will negate all other renovation work you do in the house. Comments (6)the wooden floor makes it so much easier to consider moving plumbing and i'm wondering if moving the kitchen next to the laundry has been considered to enhance the indoor outdoor feel with a servery window and use the old kitchen meals area as a sitting tv area (with or without a means of closing off the area) and square up rumpus room and include the old entry to enlarge rumpus and create a new entry more centred along the verandah, having the new walls around the rumpus would allow for sound insulation and the two sets of doors between theh rumpus and living areas should improve separation without losing the separate study (guest room) and access to the other bedrooms and bath...accurate measurements would allow better consideration of this idea...See MoreKitchen layout needs some serious help
Comments (15)Hi Dee, Here's another version for you to consider. Very similar to what Oklouise has done for you by turning the kitchen around to give a better space for the dining area which I think would be beneficial to the whole area. Also though, have you considered turning the pantry and wardrobe 90 degrees as per my layout. You could possibly add a small window to the robe for ventilation which would be beneficial also. You get more wall area for both the robe and pantry by running the dividing wall this way. The laundry could stay the same if you like but could get bigger or smaller depending on your priorities for the three spaces behind the kitchen. If you have preserves and dry goods in the pantry, ideally you don't want the door to the pantry from the laundry. For the kitchen, you could arrange the sink, fridge and cooking areas wherever you like. I'd move the window in the kitchen along a little so it is in front of the sinks and these are in line with the space between the other benches so all the work areas coordinate well. I'd put the fridge near the pantry door so people can go to the fridge without going right through the kitchen. Great with kids or for just getting drinks etc. You can then divide your storage, prep and cleaning into three areas easily. Alternatively, you could put the sinks on the island bench and then leave the bench along the outside wall for a prep area or where you can leave your preserves until they cool and that doesn't make the rest of the kitchen unusable during that time.
