I consider our ensuite to be modest in size and it is 1200x3500ish. We have a 1200x900 shower at one end and the space you are suggesting is equivalent to this with the door open (our drying off/towel rail space). Our vanity and toilet are fairly compact so we do have space between them which could be condensed slightly and still work. However, you need to account for elbow space not just the width of the vanity or toilet. I don't think you would fit either vanity or toilet next to shower on the shorter wall. Maybe with a corner/triangle shaped shower? There was a compact bathroom post a while back that had this suggested. I can't recall the exact dimensions though.

Hi all as an update, we now own the unit (subject to settlement) and have been in with a builder. The discrepancy in the original kitchen measurements is that the floorplan has been incorrectly drawn. Attached is my update, as you can see the kitchen wall is not flush with the adjoining wall, hence the difference in width. Now we do really need ideas!!!! We are thinking about a kitchen like this too with similar flooring.

As you haven't supplied any measurements, it's a little hard to gauge the correct size of the lounge etc, however, I would definitely take the dining table out of the lounge. Like oklouise, I would set that up in the kitchen area. I would opt to place it hard against the laundry wall and pull it out into the kitchen when it is required. I would also opt to have a narrow table that could be lifted to become fullsize. How friendly a terms are you on with your landlord? I would be putting a good case forward to him/her to install a heat-pump high on the wall above where the dining table is in your pic. There looks to be an area outside the WC wall to place the outside unit and it would be very easy to duct through to install the inside unit. While at it, get the heater taken out. Hopefully, the landlord would be able to see that a heat-pump would be cost effective whilst freeing up the corner for you. Do a little research beforehand. I would put the TV, and other lounge cabinetry on the white wall that backs onto the kitchen and if possible, around the corner slightly, where the heater is. That would free up the remainder of brick wall that has no window on it, for you to arrange your seating. As already suggested, I would also set your guitars up near the base of the stairs. Thoroughfare from the entrance, to the stairs, to the outside and to the kitchen and bathroom needs to be an uninterrupted flow.

I used the IKEA kitchen planning service and they suggested the bin drawers, I hadn’t really thought about how they fit in the cabinet. The bins which they picked for us are 326mm tall. By my maths 326 (bin) + 254 (sink depth) = 580mm. That would leave 220mm spare space, giving plenty of breathing room. The standard IKEA depths seem to be about 185mm or 195mm. Is it possible to do the plumbing in such a way that they sit behind the drawers?
