How can I incorporate minimalist extension to a 100 year old home?
I have a home. Its really old (100yrs approx and solid sandstone. Picture and floorplan attached). We would like an ultramodern and minimalist extension with a pool.
We have the space but would like to preserve the old Gumtrees on the block (picture attached)
We were thinking about a U shaped extension with the pool in the middle but neither of us are super design savvy and it seems fool hardy to trust it all to one firm before canvassing some opinions.
That's why we're here! Please help us.

Comments (10)This is eerie, because this almost could have been my post! - except my children are 4 and 1! ; D Our house is a 1940s, very similar layout to yours and I'm trying to work out how we would add all those spaces also. Central kitchens are so hard to work with! I'm sure you'll have better suggestions from others, but my only other tip is to consider the aspect in where you place the rooms. We're in Melbourne and imagine this also holds true in Tassie, but you'll have a much brighter, warmer home if you align your layout to take advantage of the northern aspect. Our previous home had floor to ceiling glass doors across the living area, but as it faced north, we only needed heating at night, and it was a lovely space to live in through the year. I do think if you're able to go up, it would make for a layout with better flow and will avoid the challenges of the sloping block. As for adding heritage to the facade, I think the house is lovely in looking authentic as it is, please don't add on any 'heritage' features (fretwork etc!) that aren't in line with the era of the home. Your colour scheme is perfect - traditional but also fresh, I honestly don't think you could improve it! I would recommend adding in a lot more plantings (and ideally removing the yucca) that could add a lot of character - either rambling cottage or more traditional structured. Something softer like some Crabapple, Snow Pears, a cluster of birches, or even smokebush would look lovely and work with the height. And if you were really motivated, you could add a capping and/or rail to the fence it does look quite contemporary, or even paint the timber. I'll be keen to stalk, I mean follow this thread! Comments (32)You are most welcome, I have always said that I haven't been put on this earth to "Hug" toilets, so I'am wondering who is going to clean all of these Bathrooms. Our two kids a boy and a girl had the upstairs "apartment" which they and all their friends loved. I have added a timber stair case for fun, there's plenty of space but you will need to decide what you want to do in the attic and place the stairs to open up into a tall space. I have also turned one of the ensuites into a powder room. Your Jacaranda's only drop once a year!, you used to be able to trim them by 25% each year, you would need to check with your council, we were on the lower North Shore, I think you should consider the patio side of the house and make better use of that, is the front deck something you plan on adding because of aspect, and plant some tall growing hedge ready for the apartments. Our kids Attic desk/study space over looked our pool in the rear garden. With respect to using the formal rooms for bedrooms, you will find that once you have your large family/alfresco and the kids have their upstairs space if you still feel you need it, it would make a great office. You spend most of the time there only using only using the front room in the evening for watching movies etc. I have had another play with my floor plan, I think if your wife sees this you may be in trouble, it's a Master Suite, the free standing bath in the window alcove with white timber shutters for sun and privacy control..... Iam' adding a couple of photos of our old Federation which wasn't protected, when we sold it the new owners removed all of the Fret work & posts replacing them with simple timber posts. The front rooms which we didn't use very much once we opened up the rear rooms into a family area. Comments (15)your house looks like an 80's home with a sunken lounge. I live in an 80's single level house like yours and love the spacious feeling, do you have raked ceilings? If it was me I would make small changes so suggest the following, 1) If the eave is deep enough I would push your sons bedroom wall out this would give him a good sized bedroom with access to the next bedroom and bathroom for his "PAD" 2) There is a flow problem with the house with accessing the bedrooms as you have to step down into and back up from the family/rumpus/living at two points. Keeping the "fireplace" insitu I would take part of the internal bedroom to allow for a passage across from the entrance to the bedroom wing. the reduced bedroom would make a great study or guest room. you can keep both step down points or close off the wall from the fireplace to the master bedroom 3) another problem with the house is internal access to the alfresco, at the moment it would only be via the family/rumpus or master bedroom, I suggest that the alfresco decking be split level to allow for large sliding doors coming off the new open plan kitchen. The door into the existing kitchen be kept but remove the laundry which will allow for a bigger dining table. 4) The laundry could be moved into the planned office/guest.pool room which would be perfect if there was access down the L/H side of the house for hubbie coming home and needing a cleanup which would be done in the same space, which could also be his man cave!! 5) The granny flat needs to be sorted by a local designer to get the best possible result, I have heard that a studio is more readily approved over a granny flat (siriuskey)...See More

6 years agolast modified: 6 years agodue to the slope in the land and height at the back my suggestion has a simple gable roofed extension at the same floor level as the original house with raked ceilings, with tall windows to admire the trees, steps down to the pool area and off the new rear deck..the pool is enclosed in a courtyard and has close access to the original guest bathroom, although an outdoor shower at the pool level would be convenient. the original kitchen family room has been converted to a dining area and small office and the original bathroom is now an ens and wiw off a master bedroom and an extra family bathroom added to be shared between the other three bedrooms..there isn't enough space towards the front of the block so the shed has been rearranged with parking fenced off from the pool and has drive through access to the rear garden ..another option would be to have a two storey rear extension with stairs down to a ground level rumpus room with an upstairs family, dining room and kitchen

6 years agoOur issue was that house had pretty awful gable roof with sloping eaves. But nothing we could do about that (other than replace tiles with colorbond). Our extension has a hip roof. Connecting the 2 was a challenge because of slope issues and the reduced height when trying to get under the eaves of the existing house.
I've been pretty happy with the result being in mind it was a much cheaper option to go this way.

6 years agoHi, this is mine...we have a similar hollow roof to yours and are thinking a joining section along the lines suggested above is the way to go. ( if you can see my earlier posts you will see some helpful discussion by Oklouise at al).

6 years agoMy very rough idea of what you could do using the rear verandah in a sympathetic way.
Trying to fit stairs down to ground level within the Verandah space and then a glass breezeway between both parts of the house.
The pool would have a glass pool fence immediately outside the sliding doors.
Keeping all fireplaces and perhaps adding another to the new family space.
The 3 front bedrooms are childrens and guests. cheers

6 years agoI just finished this Reno on a sixties bungalow and built a two story house connected at the back. I have tried to keep the integrity, or in my opinion enhance the mid century design and frame it, hence the black box at the back. Everyone in the street thought I was mad but since finishing we have had only disbelief that it worked and are really happy that we have not changed the streetscape. I'm a big believer of hiding things with black, I do a lot with it at work and in this case your eye is drawn to the front contrast. Which in your case is a beautiful building.
