Comments (10)As a ballpark starting figure use around $1800 - 2000 per square metre. This just a ballpark figure to use as as starting point and can easily vary either side. So for $150k for that size dwelling is only around $600 per square metre...... Contact a local designer (the good ones understand budgets and costings) and start from there. Material and product choices will vary the cost to construct greatly so keep that in mind. Comments (10)with 22m to the rear boundary my suggestion would be to build a separate dwelling using a variation of the house plans on the yourhome.gov.au website and connect the two building with an extension of the existing covered deck to make a shared alfresco...the new building would have a raked ceiling with the roof sloping down from north to south.. the web site has detailed plans and specs suitable for Adelaide that a builder could use to estimate costs eg 150sqm @ say $2000-$3000 per sqm depending on materials and quality of finish and contingencies but you'll need to discuss your ideas with council as there's also a restriction on the total area of the block that can be covered with buildings but something like this could work with the mancave extended from the carport but you also need to ensure enough light and view into the family dining and kitchen...See MoreHelp! Comments (26)Alright brains trust! For anyone who wants to tackle this weekend's options. House one is a total crazy town - 250m2 of living space, with the top floor rented out separately (with a separate entry). We'd want to bring the two levels together into one house. House two is a little place, on a good size corner block. Our dream requirements across both houses are: 4 bedrooms, including main with genuine WIR and ensuite At least 2 bathrooms with a separate toilet (or 2.5 inc a powder room) Two living spaces Open plan kitchen/dining, with a big island and a walk in pantry A mud room connected to the garage Maximise indoor/outdoor flow, with light - it's Canberra, so we have both -8 and 40 with depressing regularity. Both of the properties are brick veneer, timber bearer and joist floor and conventional truss roof. House one has a SW facing facade, 780m2. House two has a S facing facade, 990m2. Both are flat blocks, and easements are at the edges of the property so no real encroachment issues. Unfortunately I don't have legible floor plans, other than the agent's mock ups, for either. Comments (7)It can also depend on the tiles and the pattern you want. As well as things like mitres. The only way is get another couple of quotes and compare but with the unavailability of trades you’re lucky to get one trade to quote. I would add tiling is not an area to go with the cheapest quote.
