Comments (11)it's only about 3 steps and should be less than 60cm high but i'd keep the steps under 1 m wide to avoid stealing space from the dining area but what about a fence along the edge of the walkway with an optional gate or door across the steps. the "fence" could be made up of a storage cabinet built up from the dining room floor with access from the dining room and the new hallway to the new bathroom would create more storage but include privacy for the new bathroom even if parts of the screen wall didn't reach the ceiling...not fond of access to the laundry through the bathroom, i'd prefer in AND out through only one door from the family room with no external access door and a simple laundry chute from new Bath to laundry...See MoreSize of Chandelier for Entry hallway/staircase

Comments (33)Hi everyone, well the good news is my house is having the pictures taken tomorrow morning ahead of the first home open. Thank you all for the advice offered and shared. In the end I had to keep to a low budget as its unlikely I'll get it back in the sale price. What I want to do it MOVE it quickly, as the market is poor and we are heading toward Christmas. The first 30 days are VIP. So I did the following; -exterior eaves, guttering paint - whole house interior wall paint (grand piano quarter) and one ceiling - carpet throughout from Harvey Norman - verticals, as other spotlight/ikea options did not fit. I needed to have these made. - new lightfittings - remove exterior rotary clothes line, put an Aldi one that comes from one wall. - cleaning of pavers with high pressure cleaner (my new found friend) - cleaning of kitchen tiles and grout with toothbrush, gumption and patience (gumption is also my new friend) - new shower screen So there we have it! Thanks again for your help and colour suggestions, and multiple suggestions to CLEAN. This CLEAN priority cannot be understated. I considered staging the home however I believe as it is modest and first home buyer home and a new migrant market, it wasn't worth the spend. We've held off on doing anything major so far BC we wanted to live in the house, see how we use the space and try to anticipate how it might change as our kids get older. It's really the ensuite needing doing that's prompted us to start seriously considering what we want. We're not 'throwaway' people so we want to spend time getting it right before we start. Siriuskey - thank you for your plan! Utilising the two bedrooms would give us a great family space. And I would LOVE a walk in linen press. We just can't understand some of the decisions the original owners made. They commissioned the design from a local firm - and the owner was actually a retired builder! Just weird stuff, like at the moment, there's nowhere in the ensuite for towel racks to go. The vanity has drawers that only pull out 15cm so nothing really fits in them. You have to make sure someone isn't opening the shower door or standing at the basin before you open the ensuite door. We have a broom cupboard in our main living area.. not to mention the family bathroom and toilet entry being right next to the couch. The living room is a thoroughfare and difficult to furnish. The dishwasher has to be turned off at the wall BC it's constantly being accidentally started as it's so easy to lean against... and you can't have the cutlery drawers open at the same time as the dishwasher (the kitchen is slightly different to the plans). Needless to say, we won't be approaching the original design firm to help us with the renovations. Sooo many design faults - too many to list!...See Morejuliahocking
