Should we get an independent Building Inspector?
Comments (14)We also just started construction. So far, it's just been the fencing and site cut and fill. We were considering asking a friend who is a commercial builder to recommend someone who could conduct inspections at the following stages: Pre-slab (to ensure all the plumbing, etc is in the right spot), slab, frame, pre-plaster (to ensure that the plasterboard doesn't hide anything), lock-up and final. But, it will ultimately depend upon how expensive each of the individual inspections are. We'll also do our best to monitor the work, at least up until lock-up stage as we'll then be unable to enter the property. Here are some resources which I've found helpful: http://forum.homeone.com.au/viewforum.php?f=31 http://www.consumer.vic.gov.au/housing-and-accommodation/building-and-renovating/checklists/during-construction http://www.consumer.vic.gov.au/housing-and-accommodation/building-and-renovating/checklists/when-building-work-is-complete http://www.anewhouse.com.au/ http://www.anewhouse.com.au/tag/construction-stages/ http://www.anewhouse.com.au/2014/05/how-many-construction-inspections/ http://www.anewhouse.com.au/2012/11/using-a-building-inspector/ http://www.anewhouse.com.au/2014/01/using-your-own-building-inspector/ http://www.anewhouse.com.au/2013/12/building-certification-inspections/ http://www.buildingexpert.net.au/ http://www.inspectionangel.com.au/checklist http://www.abis.com.au/handover-checklist Good luck!...See MoreReducing sun heat/ interior shade blinds
Comments (2)A honeycomb blind that has foil on the inside faces of the honeycomb will give a good insulation value. A pelmet at the top makes a huge difference in reducing heat loss in winter. Both will help with reducing heat gain in summer although external shading is better as it stops the sun hitting the glass rather than deal with the issue later i.e.inside. Comments (4)underfloor heating can be installed under some new floating floors and fitted carpets but you'd need to contact the manufacturers of the flooring and heaters to confirm precise conditions to suit your existing timber floor but we have an electric blanket style floor heater that slips underneath an area rug and is excellent for keeping feet warm under a table or desk and just plugs into a wall outlet ...we're very happy with our Coldbuster heaters that can be ordered on line in various sizes but first try some large area rugs for instant insulation that can be removed in hot weather...See MoreWhat should we do with our front door?
Comments (18)I love Julie Herberts classy ideas ! I am budget , cheap , sorry value for money . Without seeing the rest of your house , and the fact you have some grey ( everyone who paints grey should be arrested IMO haha ! ) , you need to do something . And that something is pretty easy . A couple of litres of the brightest Sunshine Yellow paint . Paint both sides of the screen door ( don't replace it -- it's budget we are looking at here ) ; paint the front door Sunshine Yellow ; paint all the white around the side-light windows in Sunshine yellow . Done . Or if you really want to go classy , go yellow as above , get 5 or 6 lengths of 40mm x 40mm timber , plane or sand the sharp bits off the corners , stain them a nice rich light-to-mid-brown , and screw them vertically over the side glass ! Colour and class , for under $500 ! The problem is you will look at a few other ugly windows , and put those wooden uprights over them too , and even try and hide some of the grey and beige with them too !...See MoreDeonne Lyness
