Hi Rita..... A true flyover stays separate from the main roof......the rain can either free fall from the lowest point of the flyover on to the existing roof below and collect with the water from the main roof and down the drain pipes, or it can have it's own guttering and down pipes (how to make that aesthetically appealing depends on shape of your roof/house and height of the flyover). Hubby is a builder and HATES box gutters, but a properly done flyover is no issue at all. Good luck :)

I was also going to suggest that you drive around your area looking at any new builds, who's building them and what Architect/Design firm has been involved. You could introduce yourself to any builders that you felt you might be interested in working with, call the Architect etc to discuss. If you can find locals to do the Job that's a plus, if there are any problems they are on the spot to sort. One of our Houzzers had a very bad experience where the Structural Engineer changed something without consulting anyone which ended up causing a major problem and expensive to boot. As annb has rightly pointed out you don't need to employ the Architect for the complete job as this will be more expensive, if your builder is good at his job he will manage everything with your input. Architects plans can be more detailed/complicated and sometimes there may be the need for the builder to check back with him/her. Big plus is that you are building where you live and are able to keep tabs on how things are going, very exciting time for you and your family

it's possible to have a tiled or steel roof painted and the product, if applied well, should last for many years and can be reapplied if necessary..like any painted surface...not aware of any other product except these roof paints but, if your roof is already 30 years old it's probably time to have it checked for any potential weaknesses ...what is the roof made out of?

nothing wrong with cream gutters as long as they don't leak but consider a stained timber pergola to match the decking and, unless you want to leave furniture on the deck and sit out there undercover you need relatively small sections of sheeting that only shelter the front door and lets light through but doesn't overheat and cook the heads of someone waiting at the door!..one of the light coloured Polycarbonates like Lazerlite Suntuf comes in 2-3m length and two sheets will cover a section about 1.5m wide but check the flatter profiles like Greca (not shaped liked corrugated iron) as it can be laid much flatter and still shed water away from the house and you can check samples and colours at the major hardware stores
