Hi all,
This is an unusual new build project. A double height courtyard at the front of the building provides a full width basement courtyard. On the ground floor, you have glass balcony, and a glass entrance walkway, plus 2 open voids. Then there is 3 section glass sliding roof above the ground floor at the front. So the basement terrace is flooded with light. I am looking for clever ideas for the basement courtyard that is accessed from both bedrooms.

The project is in Fulham, London. Thanks for your comment. I’m a real fan of boutique hotels, and love the cleaver design of small spaces. I’m hoping someone is here, has some inspirational vision. Here’s another photo of the ground floor plan, showing where the open voids and glass balcony and walkway are.

Comments (36)It is unfortunate that Ficus Hillii hybrids are being pushed by landscapers. The root system of all ornamental figs is bad. The Flash variety is just a smaller version of Ficus microcarpa which is a massive tree. Comments (103)When I first wrote in August 2017 we got a lot of great suggestions and comments. At the time we had accepted the limitations of the block (easements, tree, solar access etc). It is now one year later and I can tell you we found a way to move the garage to the south-west corner. This allowed us to move Beds 2 and 3 and the bathroom to the northern side. Pantry and laundry between garage and kitchen/living/dining. I think it was all of the comments and suggestions that encouraged us to look at it again from different angles, rather than just accepting the limitations. Thanks to everyone for their generosity! The solution involved working around a lovely tree (it is nice, just in the wrong spot). It is still in the way (council said we couldn't remove it) but we've opted for a long, curving driveway that starts on the other side of the block and weaves its way around the treeline to the garage entry. Not ideal, because a large portion of the front setback will now be a hard surface, instead of a garden. But if there is one thing that designing teaches you - its all about compromises. Comments (48)Sorry Darlene but that's just no good...........a big part of the problem here is your trying to keep the cut out alfresco/outdoor living that is at odds with the style you are trying to work with, and it's causing the squeeze/compromise to the main central internal living spaces. There's nothing wrong with this type of thing in concept but they require experienced hands to resolve elegantly as opposed to a clunky way.... Refer to the plan I posted earlier - there is not one dogleg to be seen. paths of movement are streamlined and neat and proportions and alignments are balanced. What you've proposed above here walking straight into the dining area is not a good option and it makes your house feel smaller - this may be justified in situations say when you have no space in an apartment or unit scenario.........your on 2 acres or something? - your home should feel appropriately scaled and with space to breathe....... There are different plan configurations that will meet your particular brief requirements but the problem you have is that you are locked into this particular perimeter that has developed and then in the process of trying to sort it out you keep forcing/rejigging everything within the same shape/format that is actually not a fixed thing Here are your options: (a) seek some pro design guidance with a professional who understands the style/language you are working with - but don't be surprised if the nominated budget is exceeded in a custom format (b) explore some alternative options what siri & I suggested in considering off the shelf solutions of similar style that may be more aligned with your budget (c) keep going the way you are doing your head in fumbling around trying to DIY design your home but clearly falling short of your vision Best of luck!...See MoreKitchen design help needed
Comments (30)Hi Erin-hem, It maybe too late for changes if you have seen your kitchen designer but I would like to through you a couple of ideas for consideration. In my opinion, the sink area is always the messiest area of the kitchen. Why don't you put that on your new extended outside wall and even include a window for extra light if possible. Put the dishwasher on the left end of that pop out too so it doesn't create an unusable corner on the right side. Then build a 1200mm long wall, 600mm deep into the dining space so you can have a return unit from beside the dishwasher that connects with the island bench. This changes it from a true island bench but gives you the untidy part of the kitchen hidden but not closed off. The wall doesn't need to be full height but needs to be higher than the bench. It can be a joinery item rather than a builders item to match the joinery finishes. Behind the 1200 long wall/screen can be all your tea, coffee etc and your appliances on the bench so usable all the time but not seen from the dining and living area. It also hides the sink from view from the living area. Below bench level in this 1200 section you could actually have drawers for cutlery and crockery that go two way so you can load them from the dishwasher and take them out from the dining room side to lay the table. No need for a pantry with such a long back bench which could have loads of drawers as suggested by someone else. Keep the fridge nearest the stairs so everyone can access it and not come right into the kitchen. If you are a real foodie and love cooking for friends and family, put the hobb on the now free island side. If not, leave it where it is and the 'island bench' is now just a layout and work area and sit at bench. If you have the space, make the gap between the stairs and the bench ample. The ground Floorplan has been superseded to move the entrance forward. This entrance hall will now probably house the bike rack, removing it from the ground floor glass balcony.

6 years agoI would like to see a separate toilet and a shared bathroom downstairs.
My thoughts on the living area is to move the WC to the entrance, I have shown a sliding door but it would be much better to use a a normal door for more privacy, I wanted to move it away from the kitchen.
A banquette dining setting between the WC and the stairs works well and allows for a 1200 x 1200 island.
Lots of pantry and shelving storage which the apartment is short on
TV wall mounted on end of WC wall so that it could be watched from several points if liked
