60 sq is a big house. We recently built a 20 sq house, and the cost was within Vy's range, closer to 3 than 5/sq m but well beyond 2. And we're not talking top end finishes, either. . So, for the size of house you're talking about, I agree, you're probably looking at a million plus not counting land, architect fees, and whatever extra you might end up paying for all sorts of odd and interesting requirements imposed by local councils.. And trust me, the local councils can impose costs you never imagined.

Your designer should have completed exterior elevations and nominated the exterior materials. Are you looking for assistance with external colour selections, or are you unhappy with your designer's exterior elevation design? Just be aware that not all external materials (such as particular bricks, or stone finishes) can be cost effectively delivered to all parts of Australia. When I am assisting clients I always make sure I know what is available through the local suppliers.

"Too much" glass can also cause concerns for energy efficiency. We are trying to build on a rural property with great views and wanted to take it all in with big windows etc. We've had major problems getting the plans passed and had to reduce the size (or remove completely) some windows just to pass the Basix report before we could even submit plans to council.

Council will need to approve it and they then take responsibility for it as it is not on your land.
