Comments (8)with the luxury of so much space it could be possible to have a room that includes a spacious powder room with plumbing included for a modest shower space with plumbing and floor and walls properly waterproofed and, while you don't need the shower, use the space as a storage area so that future owners may simply replace the door with glass and add wall tiles and taps...the small enclosed shower space also creates a more private toilet, tucked out of sight of the open door but, obviously, arrangements depends on the shape of the room and location of existing door and windows...See MorePowder room help!
Comments (16)I used to have room like that , I had a long wall tiled in darker mosaic tiles with lots of brass and silver in it to reflect the light, and round mirror directly opposite the doorway so there is a reflection of yourself or something else behind you. I had light fitted with motion sensor so as soon as you open the door, light comes on, that was a great hit with visitors. Try to have light and fan in one for obvious reason, you don’t have a window. You don’t have to tile the whole wall, you can tile just the middle section behind the mirror and paint the rest in the same colour . Comments (12)Don't try to bypass the approvals process as it will come back to bite you on the bum when it comes to selling your home. Nobody wants to buy real esate that has illegal construction so it will actually devlaue your home. The requirements for approvals vary from state to state, and sometimes even council to council. However with the type of boundary construction, and the length of it will probably require DA approval in most areas of Australia. Best to have a friendly, informal chat with one of the planners at council who should be able to advise you in the requirements for your locality. Or enage a local architect/designer who is familiar with terrace house renovations, who will handle the design, documentation and permit applications for you. Comments (28)Thanks everyone for all your comments and suggestions. the great thing about this forum is seeing how different things are important to different people which gives a great perspective and helps clarify your own sometimes! Don’t fear! As mentioned in my initial post I am meeting with my architect to go over my queries - I simply wanted your thoughts in the meantime as I get very impatient during this exciting time! i have full faith in my architect, he has given us a first draft that was already above our expectations whilst working to our financial and site limits. i have attached the full floor plan for interest. The separate toilet is one we have been debating for a while, but currently the extra storage is winning. I am also not a fan of a shower over bath situation and would easily take the toilet where it is if that was the only way around it (which it won’t be, I know). will keep you updated ....See More1991_kid
