Comments (8)Michelle, I'm not a builder but am building with hubby, a single storey limestone home. Our daughter built a two storey limestone home just down the road, that hubby also built for her and the extra foundations she had to install would be at least twice more than we have for our single storey, not to mention that there were allot of short walled founds leading off the perimeter of her home to assist in less likelihood of wall roll out and the inspector called it. Cost for you, will depend on whether you have adequate foundations to carry a second storey and usually that is never the case. All the lower walls will need double the support and it usually has to carry on down to the foundations, depending on whether you have a solid concrete slab or concrete stumps that are accessible. This would mean most of the plaster being removed and hoping that you find no nasty surprises as far as the condition of the existing frame in the home, the builder would as I mentioned, have to add structural supports to carry the second storey. Most often, second stories are built with a hardiplank type exterior and certainly not brickwork as you would then difinitely have to have extra foundations in for such a reno and you would have to start asking yourself if it isn't better to demolish as this type of reno can be extremely costly. You might be lucky but probably highly unlikely, to have adequate structional integrity to be able to add a second storey, without everything I have mentioned to be skipped in any way. I hazzard a guess that such a reno would cost you $250,000+ and maybe more. Would love to know what you finally decide to do and your builders estimate. Good luck. Comments (4)You could use marine grade MDF boards. The thing to remember is that any product that you're going to use - whether it's melamine or MDF will swell or worse when it comes into contact with excessive moisture. Personally, I'd be asking the builder (nicely) why if he thinks MDF is better for the area why he didn't use it in the first place or at least recommend it and I wouldn't want to be painting anything but walls in a laundry....See Morelaundry cupboards
Comments (3)Hi... building new house.. contemporary style...bathrooms and laundry same finishes.. kitchen is in similar colours but different material..will have floating cabinets with grain going horizonta in bathrooms...the laundry cupboards are full size so not sure if that would look okay...haven't seen any photos with same so ???? Comments (13)Airbnb is a great income earner and you sound very positive, having just stopped dealing in holiday accommodation which included Airbnb. Very good friends have a newly built smallish two story house which they use the lower level for Airbnb and any family and friends to visit, it can be securely closed off for Airbnb guest. I suggestion to you is to use the front of your house for Airbnb keeping the rear private. Your Airbnb accommodation can be 1 -2 bedroom with kitchenette, we always locked the 2nd bedroom when not required, saved on extra linen and unexpected guests. If you leave the second bedroom open and not included in the rate the guests will always use it, from experience. The kitchenette only needs a bench under the window with a small fridge, MW , sink, and small table and chairs for cold days. Your new master and ensuite next to the new deck, you walk between the robes which have a joining cabinet above when entering the ensuite. The laundry separate with or without exterior access, you could even have the laundry opening through the kitchen wall. The family bathroom has a bath with shower over. A large linen/storage cupboard in the living room, this can also be used to help separate the guests wing from the private. Guests could have the under cover front verandah for Alfresco dining along with a small portable electric BBQ oven....See Moremacyjean
