Advice on bathroom/laundry reconfiguration please

Hi. We have a small 3 bedroom, 1 bathroom brick veneer house on stumps. We have 2 young boys (aged 7 and 5). We are hoping to convert our current bathroom into an ensuite (remove shower and bath and replace with a toilet and walk in shower) and convert our current laundry (which also contains an indoor hot water heater which we will replace with something outside) into a bathroom / european laundry.

I have included our current floor plan and our initial ideas and would love some feedback.

Ideally I would like to keep a seperate toilet but not directly exposed to the kitchen/dining area as it is now (for obvious reasons!). We will probably opt for a bath/shower combo due to the limited space and are also considering a laundry alcove within the larger room. Storage is also limited in our house so any ideas to squeeze in extra would be appreciated.

please convert measurements to lineal instead of square metres or advise the length of each inside walls

Hi oklouise. I have included the inside length of the internal wall on the current floor plan (top picture). I hope this helps.

Thanks Jayme, I get what you mean, it's just not really practical for our house & will make the renovation a lot more difficult & expensive if we start moving walls like the to gain an extra couple of feet. It's possibly a load bearing wall too. But that area which is currently our kitchen where we are thinking of putting the fire place isn't the main living area, it's basically the centre of our living area which is a long room from one end of the house to the other, so we were thinking having the fire there will warm the house better being that it will have the kitchen & dining table one side of it & the lounge the other side. I think we could it a couple of cozy arm chairs & a small coffee table or we could just put a love seat up against the section of wall opposite the fire?

Michelle, I'm not a builder but am building with hubby, a single storey limestone home. Our daughter built a two storey limestone home just down the road, that hubby also built for her and the extra foundations she had to install would be at least twice more than we have for our single storey, not to mention that there were allot of short walled founds leading off the perimeter of her home to assist in less likelihood of wall roll out and the inspector called it. Cost for you, will depend on whether you have adequate foundations to carry a second storey and usually that is never the case. All the lower walls will need double the support and it usually has to carry on down to the foundations, depending on whether you have a solid concrete slab or concrete stumps that are accessible. This would mean most of the plaster being removed and hoping that you find no nasty surprises as far as the condition of the existing frame in the home, the builder would as I mentioned, have to add structural supports to carry the second storey. Most often, second stories are built with a hardiplank type exterior and certainly not brickwork as you would then difinitely have to have extra foundations in for such a reno and you would have to start asking yourself if it isn't better to demolish as this type of reno can be extremely costly. You might be lucky but probably highly unlikely, to have adequate structional integrity to be able to add a second storey, without everything I have mentioned to be skipped in any way. I hazzard a guess that such a reno would cost you $250,000+ and maybe more. Would love to know what you finally decide to do and your builders estimate. Good luck. Cheers, Barbara

@AAB That Ikea one looks like it has good dimensions from above, but I think you'd find 20cm too shallow to double as a useful laundry tub. If you could find one that was twice that depth… I did encounter such a sink in a long-stay apartment hotel I stayed in recently. The bathroom was fitted out with a combined washer-dryer unit and the "basin" – while styled aesthetically like a bathroom basin and oval in shape as well as rounded in cross-section – was really big. You could have washed a large baby in it! So clearly that kind of thing is available. It did require a fairly deep vanity to mount it in, but that was there to accommodate the depth of the washer-dryer anyway. The only thing with a deep vanity is you absolutely need to mount the mirror on a cabinet to bring it forward, not directly on the wall. If you don't do that anyone who is short and/or short-sighted has a hard time using the mirror for practical purposes such as shaving, inserting contact lenses, or applying makeup. (Yes, I discovered this during my hotel stay too!)

you need to confirm all the dimensions as there's some discrepancies in the sizes shown in your plan but my suggestions include losing the linen cupboard in favour of a bigger bathroom with space for full size bath, shower, vanity and toilet with linen storage in the vanity under the handbasin and toiletries in wide wall cabinets over the sink and toilet...there's a sliding glass door off the kitchen to an enlarged deck and a galley kitchen with old laundry becoming a combination laundry and pantry with wide counter for under bench washer and blind corner pantry and space for the fridge and removing only portion of the wall allows for an opening between kitchen and living with space leftover for stove, counter, drawers and wall cabinets and more counter with double sink, DW and drawers on the other side

if i've read the dimensions correctly what about something like this? and careful choice of vanities will have space underneath for linen storage and mirrored wall cabinets for everything else and the compartmented bathrooms with separte toilete will make life easier when those boys get bigger

Thanks oklouise. I love your ideas and the ensuite layout is great. However, I don't think I made my dimensions clear enough and I don't think the rest of your design can work

Bed 1 - 3600 X 3600

Bed 2 - 3700 X 3000

Current bathroom - 1960 X 2600

Current laundry - 1820 X 2600

Current toilet - 1340 X 1100

So if we keep the current bed 1 and bathroom space and convert that bathroom to the ensuite, that leaves approx 3200 X 2600 for the bathroom/toilet/laundry. Ideally we would leave the current windows ( a 1000x1100mm sash window 1200mm from the floor in the laundry area) and a high (550x700mm window in the toilet area) which makes juggling the space a bit challenging. i did have the spaces correct for the bathrooms, laundry and toilet and my suggestions includes moving the old bathroom wall as such major changes will need all the old wall and floors and linings to be stripped out and waterproofing renewed and all the pipes to be replaced throughout the whole space...moving the wall is a very small part of the necessary alterations to achieve the desired result and i strongly recommend you consult a bathroom renovation company for a realistic idea of what's required and expected costs
