6 years agoI would approach your house renovation with caution as in my experience the Spainish style is one of the hardest to work with as the architecture is so distinctive, and it takes a careful eye and hand to get the balance right.
The builder, the interior designer and the architect will approach your project from different perspectives, and each discipline has their strengths and weaknesses. Your project is more than a two-dimensional floorplan exercise, so I would engage somebody who is prepared to visit your home, who takes the time to understand the existing building, its responsiveness to your Brisbane climate and the dynamics of your family.
I find that with my clients the appeal of open-plan living changes as the children get older. There are great advantages when the kids are toddlers for supervision, but by the time they get to be lanky teenagers and bring their friends home to play X-Box the open plan living has lost its appeal.
The advice that you receive from Houzzers should be treated carefully as none have visited your home and assessed it in any depth, so the advice should be thought of as possible guidelines based on the limited information that you post.

Comments (10)For the street appeal I’d get rid of some of the trees - at least trim them so you can see more of the front of the house. Then look to paint in a tone-on-tone set of colours with the weather board and brick in contrasting depths of colour. Greys, blues, creaming grey-beiges look modern and fresh. You could also choose a strong contrasting colour like dark red or bright green for your door to make entrance more obvious. For the extra room, agree that converting the garage would be most cost effective. Then spend a little money getting a carport designed to create visual interest for the front of the house. Comments (13)I love the transformations. Design is subjective, be kind and considerate with your words. Bringing Spanish design into Oz spark a big debate anyway. Rejoicing and preferring foreign style of architecture over another is fine. What not fine is to speak negatively of it like its a heritage item. Maybe its a lesson so none of us post any specific style of architecture ever again? Comments (41)Hi Sarah, hope you enjoyed your travels last night, that's something we have spent our lives doing plus living in different countries. Do look into the attic room/s they are lovely and the Velux skylights very unobtrusive, look great and if positioned correctly take care of venting any hot air, as I mentioned ours were pivoting ones and could be locked open in several positions. I much prefer these to dormer windows, you don't really notice them. The stairs were built off site and lifted into position and installed, built in. At the time we did ours a very good friend a builder did the same but just completely opened the whole ceiling space right out towards the gutters into a large bedroom play study area for his daughters, also using Velux windows. Glass ceilings, like Velux windows have been around for years, believe me I know, we're both getting older. Velux windows can be used as glass ceilings in opening and non opening configurations. I would love to see you keep the outdoor loo as well and updating the old shed into a new connecting space to the house, perhaps a glass breezeway. I will have another look at your plan again over the weekend. I love your front iron gate as well, auto sliding driveway gates work really well and would really fit with your carport. Comments (4)the two doors are confusing and the glass in the laundry door is darker and makes it more obvious in the photo .. consider a a dramatic new colour for the front door and a small gable roof to create a definite entry porch with extra posts and short entry path with symmetrical planting ...the new gable could be added when you're ready to renew the roof and a light coloured roof with dark trim and a bright new front door eg Colorbond Surfmist with Basalt gutters, eaves and posts with a bright blue door?...See More

Being sensitive to the Spanish character of your home is important as well as designing for climate and your lifestyle and what will add value to your property for the future. 6 years agoThanks everyone for your thoughts so far. These 2 photos are the culprits (excuse the stuff everywhere as we are still settling in)
That ugly 80’s dark brown wall and chimney and the second photo is the back of the chimney and kitchen.
We did work out that the brick walls are not load bearing which is a bit of good news!
The ceiling in the living/dining room is raked however in the kitchen and other room is flat....interesting in itself....
