Comments (8)We are doing this right now, but a larger house. We went for a steel framed home. We have had fantastic support from the kit home company which has been invaluable. Have you built before? We hadn't. We did the roof ourselves, but would recommend outsourcing it if you have the budget. Get recommendations on all tradespeople if u are doing it yourselves. Comments (3)Hi, yes plaster and render/cement on frames is an unavoidable side effect of wet trades. We have tried covering them, installing them without glazing, everything possible but you still get a little bit. Just rub them back. re gapping the skirting, it is usually done by either the painter or the chippie, depending on the cause and the individual trades. as a heads up for the painting throughout, use a sealer undercoat first on the walls,ceiling and timber. It helps coverage and gives a proper adhesion for the paint. If you are doing the ceilings use a 22mm nap. It will reduce roller lines and again gives a better coverage. rub it ALL back between coats, not just the patches. You can get sanding pads on poles and a bit of elbow grease will make a huge difference to the finish, particularly on the timber. If you want to really see how your patching is going, grab a 500w hand head lamp and shine it across the walls up close and you will be able to see everything. cheers...See MoreFeedback on New build family home plans
Comments (36)Hello houzz helpers! We have a rough new plan! The kitchen, living, dining are on the north and bedrooms are on the south. We are planning to push the house to the rear (south) of our 1 acre block and have a long driveway. We can look out onto our beautiful (in time) front yard and watch the kids run wild! We plan on using landscaping along a front fence for privacy. I am concerned with the size, in regards to being way over budget, but I am hoping the simple shape of the roof will help to offset some of that. I was thinking I would get the plan as close to what we want/need then get quotes and scale back if we need to, which will involve another post on houzz ofcourse! Comments (17)Hi everyone, thank you for your feedback. So we took some measurements and it appears that they really have only just left enough space to fit in the original design with no margin for error. Without being millimetre perfect, which I know is impossible to achieve, if I ask them to rip out the current stairs, I suspect I'll be left with a worse situation and a stair in the hallway. Really very upset with this, I expected a custom designed house to be as designed, otherwise we probably should have just gone with a project home which would have cost a lot less! I was very clear with them about the stairs, absolutely no winders, a flat platform and no where in any plans was there a step in the landing! This whole house was designed around the stairs, which is why I'm so annoyed that it's not correct! With respect to the weird wall in the middle, that will be plastered up and capped to rake up with the stairs. The photo's don't show the large window in the stairwell, and once painted white, it should still be very light and bright. I considered glass, very briefly, I'm not keen on cleaning that and thought I would end up with toy's being posted through a balustrade. The tread will remain oak and the riser will be painted white. Going for a modern Australian coastal, hamptons look, classic but not too traditional. I am going to ask them to address the stair frame and step it down in parallel with the step, as opposed to the angle that is currently there on the mid landing, it just looks really bad when looking up the stairs and the handrail as the kids will need something to hold on to now there is a step in the mid landing. I'll also be asking that the stair frame sit's flush with the nib wall as it rounds the corner in the junction of the two flights. It sticks out a bit too far for my liking at the moment.
