I would prefer this, which would give you privacy from the front door and closing off the Master from the kitchen family and should even get a small pantry, will try to have a more detailed look tomorrow. This should also give a much better area for Lounges TV etc. cheers

Hi Linh - in THAT case......have you considered moving the living areas to the north light? I can see from the garage and front entry that you have the much-desired "north-facing block" that buyers pay a premium for, and yet the house plan is not taking advantage of it. The sunroom provides west light of course but looks enclosed - if it has a solid roof it would create quite an internal feel to the middle spaces. Its up to you of course, but if you value / want that north-light, then consider moving 2 of the north-facing bedrooms to where the living room is and create a new north-facing L-shaped open-plan living area around the sunroom with the kitchen shifted to the right and laundry can then be entered from new kitchen/walk-in pantry arrangement.

I think this would work beautifully with out costing an arm and a leg, the sun room would make a great mudroom when arriving home and parking in the garage, easy access for the family and grocery shopping

With regards to the sink there are two camps of thought on this, those that love it and those that don't, I prefer my cook top in the island. But if you have the sink just make sure you get the newer deep square ones as they can hide a lot of dumped stuff before loading the DW, it also needs to 1 1/2 sinks cheers

Your plan can sometimes show this but other than that you need to get a builder to check it cheers

siriuskeys suggested kitchen position is ideal and the placement of the sink and dishwasher were suggested just in case the floors are concrete which makes rearranging plumbing more complicated...timber floors with access underneath makes for much more economical options and many more variations for placement of appliances and storage...subject to careful on site dimensions and happy to test other ideas for you, another option could be eg

how old is the house?

get a builder to check it out for you - you can always remove walls, but it may involve additional structural work that could impact on the costs and aesthetics depending upon the balancing out in this regard - good luck :) PD

Like they say in the Northern Territory, If you don't go you'll never never know. Look forward to hearing what your builder says your plan doesn't show any real internal wall details, load bearing are generally thicker, cross your fingers that they aren't cheers

great attitude Linh Le, don't hurry, always ask for professional advice and use qualified tradepeople...the cost is the first thing forgotten when you achieve a great result...and double check with your accountant about the best ways to finance work for an investment property as costs are assessed in different ways and much easier to keep the records as the work is done, best of luck with your project
