Comments (34)the reno programs i've seen show a very unrealistic idea of how quick and easy it's supposed to be... your rooms are so generous that re-arranging the fridge, extra storage and seating at the kitchen bench is easy and i've attached an idea for a walk in pantry for your consideration?? BTW i meant the actual structure of the floor, concrete or timber framed in case you want to try the stove or sink away from the outside walls. I'm glad you like the ensuite and wiw and happy to attempt any variations but, much as i like planning kitchens and bathrooms, i suggest you need to confirm the overall construction, especially the roof, before finalising ideas about the internal fit out eg the yellow gable roof in my last suggestion would probably cost as much extra as the bathroom fittings and neither can be changed easily. The new kitchen cupboards would probably cost as much as the plumbing, electrican and windows but maybe the new kitchen could wait...so its' best to decide where you need to economise before you commit...See MorePlan for first house build - your thoughts or suggestions?
Comments (10)my suggestions include changing the staircase to have a halfway landing never winding steps, rearrange the kitchen, pantry and laundry, lose the biw and soffitts in the guest room and disguise the ens access door within the new MPR/guest room wardrobe, side access for understairs storage is much easier to use and, by the time you load and unload the laundry into a shute it would be quicker easier and cheaper to throw the washing down the stairs and save the space for more useful purposes ..pleased to see the good sized garage...cheapest rumpus, mancave and wet weather playroom with the addition of a few lockable storage cupboards and shelves...can't see the value in the extra hot water tap and gas outlet for the alfresco..rather extend paving across the back of the house and invest in a servery window to load dirty dishes directly into the kitchen for the dw and inevitably the wind blows smoke into the house so it's better to have a moveable barbq away from the walls and...upstairs hallway narrower to allow for extra steps, rearranged ens and wiw, avoid the void and use the space for a WIL or space for a baby's cot, dressing area, and/or leave the space open and invest in a gorgeous chest of drawers for linen and use the big WIL as a study nook with a separate small lounge and rearrange the bathroom with generous storage in the vanities, bigger shower and narrow freestanding bath...without all your dimensions some of my sizes are approximate but adding furniture helps understand the spaces much better and inside of wardrobes should always be at least 60cms plus the walls an doors and it appears that the plumbing access could be in the garage instead of the kitchen?...See MoreWhat are your thoughts on this ensuite and WIR plan?
Comments (14)Thanks @oklouise! Is that a queen bed in the room? Attached is the full floorplan. Absent measurements since we've only asked this architect to specifically help us with this bedroom and ensuite for now. Currently the door for the bedroom is on the wall from the entry way. It's unconventional, but we'd like to move the door from that the wall facing the hallway/adjacent the kitchen because we'd really like to use the extra entry wall space to put a drop zone/hall tree and improve the feel of our entry way. As you can see from all the random, jutting out bits of wall the previous owner moved/removed some walls to make the floorplan more open. There's so much we want to do/think we want to do down the line, but want to spend a couple of years editing our ideas before we work on the rest of house. Bedroom 1 won't be the main bedroom forever, the vision is to extend out the back and add an upstairs on the back half of the house as well at which point we'll build a larger main bedroom suite. Kitchen and laundry will move to the back of the house when we extend, so we'd need to think about what to do with that space. Maybe a chance then to extend bedroom 1 and have a luxe guest suite! Comments (3)Hello Nick, This is interesting but I do not think the plans are right as yet. Why not put the kitchen where the laundry is using some of the adjacent room for pantry. I would leave a bathroom with shower downs stairs, the bedroom & study. The larger space behind garage will make a great space for living room: then you do not have to add more build and it would be lovely long open plan room. With the db doors from the entry to allow light and cross vent to add to the pleasure of the rooms. Up stairs it will depend how many bedrooms you want. The two added over the garage could be three with regular robes ( I always see the WIR as just mess gatherers!) Then two bedrooms to the north and ensuite & robe on west wall. The master could be such that the sitting room runs the full north/south of the house so light and vent is enhanced. No extra addition to the footprint, better light and space. Still a flexible layout, will be able to fit storage and a bathroom on each level which I believe is important too. It may depend a bit where you are building but I commend this rough 'mud map' to you. Cheers Margot...See Morersummerr
