How to furnish a small oblong kitchen/dining/living space
Comments (1)I would pop a buffet along the window by the front door & then a rectangle dining table in front of that. There are a few layouts you could do tv/ lounge wise but in the interest of entertaining & also watching tv whilst preparing meals.... I would put the tv on the wall opposite the built in cupboards - not right where the aerial point is though, closer along the wall towards the bedroom door. Then I'd have an L shape configuration of lounges (either a corner lounge or two lounges) with the back of one along the side wall (the wall you look at as you come in the front door), & the other with its back to the built in cupboards (obviously with enough room to open the doors behind it still. Comments (6)Hi Allison, our block (and many others) has the same aspect with the rear facing west. When designing our new house we had the option of building the open plan along the south side of the block with the alfresco facing the north, or along the back of the house with the alfresco facing west. We chose the latter facing west for two reasons, firstly because we're one down from a corner block our north boundary is the rear boundary of two neighbours so facing north meant looking into their backyard, and secondly because our block is at the higher point of sloping land we have nice sunset views over treetops and rooftops. I should mention the backyard neighbour's house is only a few years old so we're not likely to get built out anytime soon, but something you should keep in mind if the house at the back of yours is really old chances are a new one could pop up in the next few years and you don't want to be staring at a two storey house. A few other things to consider... all walls of the extension should be properly insulated, all windows and doors should be double glazed and the deck should definitely be undercover to minimise direct sun into the house (see photo). Below's our open plan and a photo of the alfresco which was taken around 5.30pm where you can see the house only just starting to get direct sun late in the day. Otherwise, I think your best alternate is to extend along the south side of your block with a deck facing north, it's generally the better orientation, just wasn't an option for us. Comments (2)Velux Skylights which are 580mm wide are designed to fit between rafters or trusses that are spaced at 600mm centres, with the long side (780mm in your case) running with the fall of the roof, and not across the slope. You should look at your roof plan to work out where the slope, ridge and hips are, as your skylights need to work with the slope and can't cut across ridges or hips. The position will depend on the direction of the fall of your roof, and the spacing of the roof rafters or trusses. In some cases you can build a raked shaft to get them close to where you want, but you don't have enough information in this plan to provide an answer. I have a similar Velux skylight over my kitchen island and I would recommend you get one that can open as well as a block-out blind. Comments (18)I am definitely seeing that we will be better off removing the wall and utilising the current hall space. Dreamer thank you for your suggestions. I agree with keeping options open for wall space. There is a full entertainment deck the length of current kitchen/dining/living area and wanted to connect that with servery, hence the idea of the dining becoming pantry. Oklouise I am seeing your idea of moving the wall and creating a small entrance to study and master as a good option. Would this limit me to a cooktop with under bench oven, as was hoping to do wall oven. Could the dishwasher remain in the same place? HU-15134623887 houses sits north east facing street.
